On your arrival at Ballinreoch, high on the hillside overlooking the valley of the Tay, 8 miles from Pitlochry in Highland Perthshire, you may well feel that you have discovered the pot of gold at the end of the rainbow!

The house is accessed by about half a mile of track, and when you arrive you are rewarded by what must be arguably one of the most spectacular views in central Scotland, as you look across the valley of the Tay to the hills beyond.  Outside, there is plenty of parking, and the house stands in a grass garden (furniture) which forms a kind of Dress Circle for the panorama beyond.

There are makeovers and makeovers, but few can have been so thorough and spectacular as the one which has taken place at Ballinreoch.  The large main sitting room has picture windows to the front, an open fire, and is L-shaped to the dining area and finally the superb new kitchen.  There is a further sitting room with TV and stove. A utility room and cloakroom complete the downstairs accommodation. 

Stairs rise from the main sitting room to the first floor where there are four bedrooms, a bathroom and a separate shower room.  (One of the bedrooms is more suitable for children).  The whole house, with its smoked oak flooring, has been finished and furnished to the highest of standards.  The heating is electric throughout, underfloor downstairs and with radiators upstairs.

The area is just perfect for all manner of active pursuits.  In addition to walking, climbing and fishing, there is white water kayaking at the bottom of the drive at Grandtully.  Aberfeldy has a leisure centre, golf course, and all facilities, while Pitlochry is famed for its Festival Theatre and fish ladder.  And with the A9 just a 10 minute drive from the end of the drive, you can be in the Cairngorms, Grampians, or even Inverness in just over an hour.

The first £20 of electricity and bed linen are INCLUDED and towels may be hired.  One well behaved dog by arrangement (sorry no cats) which must be kept under control at all times due to livestock in the surrounding fields. Smoking is not permitted in the cottage.  Water is from a private supply (UV filtered).  A refundable householder's deposit will be required.

Ballinreoch - as near to perfect as it is possible to be. Inside the house is elegant and comfortable, outside the views are stunning. We've loved every moment and are finding it very difficult to leave.

The people on the estate were very kind and helpful. The house was spotless and the wonderful kitchen became the centre of our stay. The underfloor heating gave a warm and welcoming feel to the house. Its whole atmosphere was far more of a home than a house. The views overlooking the valley were among the star attractions of the house. We would stay again without hesitation.

Peace, seclusion, beautiful scenery, superb house, not a lot else to wish for really, although some sunshine would have been welcome. Nevertheless we had a brilliant holiday. We will certainly recommend the house to our friends. Thanks again.

We've had a very relaxing holiday in this beautiful place. The house is fantastic. We enjoyed the log fire, watched very little TV and just counted sheep! Varied wildlife around the house - there is a resident hare and we saw a pair of redstarts. Thank you so much.
