Balvarran Mill Cottage in Perthshire, a cottage for wildlife not nightlife, stands on its own, very peacefully in lovely countryside, a short drive off the quiet A924 country road that winds its way over the moorland, past sheep and heather, from Pitlochry on the A9 (11 miles) to Kirkmichael (1 mile) and then to Blairgowrie (15 miles) in central Scotland.

An attractive, very old stone cottage with part of the ancient mill barn (now empty) at its side, its grass garden is bordered by the River Ardle just yards from the front door, and here tenants (only) can enjoy a week or more free fishing on the 1 mile private beat.

Pitlochry to the west (easy access to Inverness, the Moray Firth, and the West Coast) has shops and all facilities; Kirkmichael nearby has a pub, a good restaurant, a PO/General Store, a riding-centre and excellent walks - while to the north and east there are good road connections to Braemar and stunning Royal Deeside (Balmoral and other Castles), as well as to the Angus Glens and sandy coast. 
 
Heating is by oil-fired CH (INCLUDED) and open-fire (logs INCLUDED).  Bed-linen and towels are INCLUDED. Pets are welcome. Telephone for incoming calls.

An idyllic cottage in beautiful surroundings. The cottage is wonderful and has everything you need. Gret to come in and sit by an open fire burning logs! We had a lovely walk up Balvarran hill and great fun just paddling in the shallows of the river. Would recommend this to anyone who wishes to get away from it all.

This is still the best cottage we've been to. More wildlife in the garden this time - deer, red squirrels and many birds raiding the peanut feeder. This has to be the most beautiful part of Scotland. We'll definitely be back.

We had a great week at Balvarran. The cottage is lovely and well-equipped. The garden and grounds are great and looked fantastic in the snow which we had all week. Putting nuts out is definitely worth it as we had all sorts of birds in the garden and a red squirrel! A good relaxing break was had by all and we would certainly be happy to return.
