This attractive modern cottage has an enviable situation just 200 yards from Loch Tay, near Kenmore  in Highland Perthshire.  It stands, detached, among woodland beside the path to the Falls of Acharn and has its own garden with decking area and barbecue.

The owners have taken great pride in its refurbishment, with a comfortable sitting room, very well fitted kitchen and two bedrooms.  In addition there is a conservatory to the rear of the property, which overlooks the stream there.  It is all very tranquil and peaceful.

The area round Loch Tay is a very popular holiday destination.  Kenmore, at the head of the loch, is one of Scotland's prettiest villages, with hotel, café and a couple of shops.  It also has a thriving marina, for the loch is a major centre for water sports of all kinds.

Visitors of all ages will enjoy the Crannog Centre, a reconstructed iron age hut on stilts in the loch where you can try your hand at all sorts of iron age crafts.

The area is rich in wildlife and there are many excellent walks which can be enjoyed from the cottage.  Those seeking a greater challenge can climb Schiehallion or Ben Lawers.  The 4,000 year old yew tree in the churchyard at Fortingall is also worth seeing, especially when you consider that it was well into middle age when Pontius Pilate, said to have been born there, was a boy!

The Tay, which flows into the loch at Kenmore, is famous for its fishing and the stretch beyond Aberfeldy (6m, all facilities) is a premier site for kayaking and white water enthusiasts.  From there, too, you can quickly reach the A9 for easy access to the Cairngorms, Aviemore and even Inverness.  Pitlochry, an excellent tourist centre with its Theatre in the Hills,  is just 22 miles distant.

Heating is by oil CH (INCLUDED).  Bed  linen, towels and electricity are INCLUDED.  Sorry no pets and smoking is not permitted in the cottage.

We have had a fantastic two weeks here in Falls Cottage. The scenery and setting are perfect, the cottage a home-away-from-home and an area with lots to see and do. We will certainly be back - two weeks is not enough. Thank you for your welcome & attention to detail. We are going home relaxed & refreshed.
