Knappach Cottage is a very fine old stone cottage standing high and quite alone on its own ground, with a lovely, uninterrupted view of a semi-circle of distant hills and the historic Ruthven Barracks backed by the majestic Cairngorm Mountains.  On the map it may appear close to the A9, but this runs through a cutting far below, is well screened and does not disturb the peace of this beautiful situation.   

Converted from two original cottages, it makes an ideal holiday home for families - children will revel in the freedom of the surroundings.  It is cosy and comfortable in a traditional style, with multi-fuel stoves in both sitting room and kitchen to augment the oil and electric heating. 

The cottage is on the Lynaberach and Ruthven Estate in the southern Highlands - a privately-owned 12,000 acre country estate of glorious heather-covered hills and peaceful glens in the Grampian Mountains some 2 miles from the small Highland town of Kingussie (shops, hotels, golf-course, railway station).  It is reached by a tiny country road and finally its own track. 

There is exceptional walking and bird-watching on the Estate, and it is only 12 miles from the attractions of Aviemore with a further 8 miles to the chairlift that carries you up the Cairngorm Mountains.  In addition this is an excellent touring centre with main roads radiating to Fort William and Inverness and lots of small tracks branching into mountain glens just waiting to be explored.  Fishing is available locally.

For more organised activities, Aviemore is a popular winter sports resort, though there is plenty going on here all year round.  There is a leisure centre, or you can take the gondola up the Cairngorm, ( if you don't have a head for heights, try the Cairngorm Mountain Railway instead), sail on beautiful Loch Morlich, visit the Sleddog  and Reindeer Centres.  The Glenmore Visitor Centre offers ranger-led walks and cycle trails, while Speyside Wildlife, Rothiemurchus allows visitors to see all kinds of animals in their natural habitat.  Walkers will find themselves at the beginning of the Speyside Way here.  The Landmark Forest Theme Park at Carrbridge and Waltzing Waters at Newtonmore will also prove popular with families

There is background oil central-heating (INCLUDED), as well as night store heaters and multi fuel stove.  Bed-linen and towels are INCLUDED.  Pets by prior arrangement.  Water is from a private supply and can become discoloured in rainy weather (excellent with whisky!).  Smoking is not permitted int he cottage.
