Knappach Cottage is a very attractively-sited old stone cottage standing on its own rising ground, with a lovely view of a semi-circle of distant hills and the historic Ruthven Barracks backed by the Cairngorm Mountains.
Converted from two original cottages, it is reached via a small side road from the A9 near Kingussie and then by a car track that is accessible in all but very extreme snow conditions. It makes an ideal holiday home for families - children will revel in the freedom. The cottage is on the Lynaberach and Ruthven Estate in the southern Highlands - a privately-owned 11,000 acre country estate of glorious heather-covered hills and peaceful glens in the Grampian Mountains some 6 miles from the small Highland town of Kingussie (shops, hotels, golf-course, railway station) - easily reached via the fast A9 Edinburgh/Inverness road.
There is exceptional walking and bird-watching on the Estate, fishing and sport as outlined below and it is only 12 miles from the attractions of Aviemore with a further 8 miles to the chairlift that carries you up the Cairngorm Mountains. In addition this is an excellent touring centre with main roads radiating to Fort William and Inverness and lots of small tracks branching into mountain glens just waiting to be explored. Tickets may be obtained from the Keeper for fishing between mid-March and mid-August (approximately £7 per day or £30 per week). There are some 6 kms double-bank and 7 kms single-bank fishing on the River Tromie, and 2 kms single-bank fishing on the Spey - all containing stocked & wild brown trout. (There is always the chance of a salmon - they are there, but hard to catch). In addition there are three easily accessible lochs (one with boat) with stocked brown trout.
There is background oil central-heating (INCLUDED), as well as night store heaters and wood-burning stove. Bed-linen and towels are INCLUDED. Pets by prior arrangement. A ninth person can be accommodated on a camp bed for an additional charge.
