Rose Cottage sits in pretty gardens right by the riverside down a quiet lane in the village of Contin in Ross-shire, just 19 miles from the city of Inverness.

This traditional cottage has been substantially extended and refurbished to create a spacious and inviting holiday home that is very tastefully presented throughout. You are welcomed by the bright and airy entry hall that comes complete with a contemporary granddaughter clock.
The open plan living area at the centre of the cottage is the ideal place to gather and cosy up in front of the wood-burning stove. The well-equipped kitchen area has plenty of space for cooking with dining alongside and the whole place is brightened by large windows and one wall made entirely of glass with doors opening out onto a charming patio area (with furniture). There is an attractive double bedroom with further doors to the garden and a handy shower room downstairs, as well as a useful utility room with laundry facilities.
Upstairs are a further double bedroom (with king-size bed), a family bathroom with bath and walk-in shower and a snug with a twin bedroom behind it. The snug area has been incorporated into the gable end of the house with windows positioned to take advantage of the views out towards the Black Water river.
There is plenty of parking right by the door and the extensive grassed garden leads right down to the river where you can fish for brown trout directly from the bank. The river is not fenced so care should be taken, particularly with children.
The village shop is only 5 minutes’ walk away and there is a hotel restaurant a little further on if you fancy treating yourself to lunch or an evening meal.
A mountain biking trail leads from the village through the forest to the impressive Rogie Falls waterfalls (bikes can be hired in Strathpeffer) or it is only 1.5 miles away by car. There is a suspension bridge that offers the best view of the falls and at the right time of year you can even see salmon leaping in the water.
Strathpeffer (2.5 miles) is a Victorian spa village set in the shadow of the mighty Ben Wyvis where there are few shops, eateries and an 18 hole golf course. On Saturday evenings in the summer the local pipeband performs in the square with a display of Highland dancing. Every year the village hosts the Strathpuffer 24, a 24 hour mountain bike endurance race that is certainly not for the faint hearted and, as it takes place in January, riders can have some tough weather conditions to deal with.
Bird watchers will enjoy a trip to the RSPB site at Tollies Red Kite Natural Reserve (6 miles) where you can see red kites and other birds up close with excellent views of the feeding table from inside the visitor centre. These magnificent birds were re-introduced to the north east of Scotland as part of a conservation project after being absent for many years and it is a pleasure to spot them with their distinctive forked tails.
The cottage's central location makes it the ideal base for touring in all directions. You can catch the train from Dingwall (8 miles) and be in the centre of Inverness in about half an hour where you will find plenty of shops, cafés and restaurants as well as some beautiful botanic gardens. A bit further afield at Fortrose (20 miles) and neighbouring Rosemarkie there are some lovely sandy beaches and it is well worth heading out to nearby Chanonry Point that is an excellent place to spot bottlenose dolphins.
