Woodburn Lodge is a modern, detached house set in rolling countryside, right beside the Wood Burn from which it takes its name, just 8 miles from Hawick in the beautiful Scottish Borders.

The house has been finished in larch wood to fit in with its rural surroundings and inside it is modern and bright. The inviting sitting room is spacious and airy, with comfortable seating and a multi-fuel stove that keeps it cosy. There are French doors that you can open to ‘bring the outdoors in’, which lead out to a charming decked balcony (with furniture) overlooking the little waterfall in the burn and the local sheep grazing happily away.
The kitchen is roomy and well-equipped with a dishwasher and a large gas range. There is a dining area alongside so the cook doesn’t have to miss out on all the fun and a breakfast bar for more relaxed dining. Further doors also lead out to the deck and there is a handy utility/boot room which houses the laundry facilities and provides extra storage.
Downstairs are two double bedrooms, both of which are pleasantly presented and one of which has a smart en suite shower room. There is also a family bedroom with a double and a single bed and a large, modern family bathroom with a free-standing clawfoot bath and a large walk-in shower.
Upstairs is the stylish master double bedroom, which has a king-size bed and a Juliet balcony from which to further admire the view of the burn. There is a shower room with a walk-in shower and a vast games room with a snooker table, games console and even a projector to play it on.
Outside, there is parking at the side of the house and there is also a well-stocked log store for the stove. The sloping grassed garden is rough and leads directly down to the burn, so care should be taken with children.
The remote Craik Forest (6 miles) has a number of walks to explore and also has two dedicated mountain biking trails that wind their way through the forest.
Hawick (8 miles) is the nearest town – it has a variety of shops, supermarkets, pubs and restaurants, as well as a leisure centre and golf course. The town is internationally renowned as a centre for knitwear production (particularly cashmere) and there are plenty of shops where you can pick some up. On the edge of the town Wilton Lodge Park is very picturesque park that has a mass of flowers in season, with pretty gardens to explore and lovely walks along the River Teviot, as well as tennis courts, bowling and crazy golf/putting.
Hawick is also known for its annual Common Riding festival, which takes place every June and features a programme of events and large horse processions that create a carnival-like atmosphere. Similar festivals take place in many of the Borders town and Hawick’s is among the longest standing in the area.
Jedburgh (19 miles) has plenty of interesting little shops and is rich in history too, with Mary Queen of Scots House that gives an interesting insight into the monarch’s life and Jedburgh Castle Jail which houses a museum illustrating the history of the town. It is also home to Jedburgh Abbey, one of four famous ruined Abbeys in the area. The others are sited at Melrose, Dryburgh and Kelso and there are walking and cycling routes that allow you to take in all four.
The bustling city of Edinburgh is also easily accessible for a day trip in around an hour and a half's drive, or 50 minutes by train from Galashiels (20 miles).

Bed linen and towels are INCLUDED. The first £40 of electricity is INCLUDED with any additional usage payable by meter reading at the end of your stay. Heating is by electric central heating, panel heaters and wood burning stove (1 basket of logs INCLUDED). WiFi is INCLUDED, subject to a fair usage policy. A maximum of 2 dogs are welcome (2 large, 2 medium or 2 small). Please note that the garden is not enclosed and therefore dogs must be kept on a lead at all times due to sheep grazing.
