Overview

The cottage is just 7 miles from the market town of Duns and is within an hour's drive of Edinburgh. It is a real 'roses-round-the-door' 18th century traditional stone cottage set down a quiet country lane overlooking a meandering river. It is a beautifully peaceful spot where you will be lulled to sleep each night by the song of the river.

The cosy sitting room is warm and inviting with comfortable seating around its wood-burning stove and a handy little dining area by the window. The colourful kitchen is well-equipped and has traditional Belfast sink and wooden beamed ceiling. A luxurious, modern bathroom with a double-ended bath completes the downstairs accommodation.

Upstairs there are two bedrooms, a double and a twin, that are both light, bright and beautifully presented with views out over the Dye Water to the front of the house. Then there is an additional, charming sitting room with TV and a door that leads out to the spacious enclosed, sloping grassed garden to the rear of the property.

Please note: there are five steps up from the house to the garden.

Map & Local

The Southern Upland Way passes through Longformacus village and there are numerous other walking, hiking and cycling opportunities for all levels that can be accessed locally.

Fishing can be arranged on the local Watch Water reservoir, for which permits are available in the village. Duns golf course welcomes visitors and there are many other golf courses within a short distance.

The cottage lies within half an hour's drive of the coastal village of St Abbs, one of the best scuba diving sites in Europe and home to an RSPB reserve with great clifftop walking. Surfboard hire and lessons can be arranged at the nearby sandy Coldingham beach which is also perfect for swimming. The historic town of Berwick-upon-Tweed is rich in history and well worth a visit, as are Manderston and Paxton historic stately homes.

Edinburgh and the attractions of the Northumberland coast including Lindesfarne (Holy Island), Bamburgh and Alnwick Castle and Gardens lie within an hour's drive of the cottage.

A maximum of 1 dog is welcome at an additional charge (1 large, 1 medium or 1 small). If you wish to bring any other pets please contact us and we will see what we can do. Dye Water Cottage is in a BT Hub Zone which can be accessed at cost through BT directly. The village hall, which is about 100m away, also has WiFi that can be used inside or outside the hall. No smoking.
