Parliament Square is a beautifully presented, recently renovated house set in the heart of the pretty Borders town of Peebles which straddles the wonderful River Tweed.

The front door opens into a beautifully light and spacious upper hall, which showcases the mixture of period and modern decoration very well.
The heart of the house is the extensive sitting room with its comfy L-shaped seating, formal dining area and fascinating artwork on the walls. French doors lead out to a delightful cobbled terrace with seating from which to admire the sparkling water of the river. A blacksmith forged staircase takes you from the terrace down to the landscaped walled garden.
The handmade kitchen is designed with the keenest of cooks in mind and is well-equipped with two ovens, a central island with hob, a traditional belfast sink and an informal breakfasting area. It is supplemented by an additional handy utility room with a shower and laundry facilities.
Designed with the outdoors in mind, all the communal areas have luxury hard flooring. The lower hall (which is has external access) was designed so that bikes could be stored safely and securely.
Upstairs are the well-appointed bedrooms, which lie off a spacious central landing. These all have wool carpets and luxury soft furnishings. The spacious master double bedroom is attractive and well dressed with great views of the river. There is also a second double bedroom and two large twin bedrooms. These all have use of either the modern shower room with walk-in shower or the bright bathroom with contemporary double-ended bath.
Outside is a private walled suntrap garden (where there is further storage for outdoor equipment) with a door that leads straight out to the path down to the banks of the river, with scenic walks to be had on either side.
There is parking on the road that runs alongside the river (approximately 25 metres away) or in the free car park on the other side of the bridge that is 10 minutes' walk away.
A quick cut through the wynd brings you to the bustling high street that has lots of interesting little shops to explore, as well as several different eateries that ensure everyone’s tastes are catered for.
There is an excellent chocolate shop just a couple of minutes’ walk away which has a café where you can sample some delicious chocolates and cakes and perhaps take some treats home with you.
If you fancy a round of golf then the Peebles Golf Club is only a 10 minute walk away. This 18 hole course welcomes visitors with day passes available and some picturesque views to take in as you play.
Kailzie Gardens (3 miles) is a great place to spend a relaxed afternoon with beautiful walled gardens to wander around, a wonderful array of plants and flowers, a fishing loch and some lovely picnic spots. There is even an osprey viewing centre with live video feeds that allow you to see these fascinating birds up close in their nest in the Tweed Valley.
Dawyck Botanic Gardens (8 miles) is well worth a visit and is particularly nice in spring when a blanket of snowdrops and daffodils bring a riot of colour and autumn when the leaves start to turn.
Mountain bikers will want to head straight to the excellent mountain biking centre in Glentress forest. One of the well known 7stanes sites, it has single track trails of all grades that cater for beginners right up to challenging trails for more experienced riders. Bike hire is available and there is also a café and bike washing station.
From Peebles it is an easy hour’s drive up to Edinburgh with park and ride facilities on the outskirts of the city. If you prefer to leave the car behind, a bus service runs up regularly and it takes about an hour to reach the city centre. Edinburgh has all the shops, cafes, pubs and restaurants you could wish for as well as the imposing Edinburgh Castle to visit and several theatres, galleries and museums – it really does have something for everyone.
