It stands detached, in its own ground (with garden furniture and barbecue), just 100 yards from the River Tweed (fishing available locally by permit) in lovely hilly Peeblesshire, about 40 minutes drive south of Edinburgh.
Inside, there is a comfortable and well-appointed open plan living area which is partly double height, giving a tremendous feeling of light and space. At its very heart is the wood-burning stove – it would be a pleasure to return to such a snug environment after a day spent in the open air.
The dining area of the room is alongside the window, so the views can be enjoyed while eating and at the opposite side of the room is the kitchen area. The modern shower room is also on this level.
The attractive open tread staircase leads upwards from the back of the sitting area to the charming galleried double bedroom, where the wood panelled ceiling (though coombed) still gives plenty of headroom. The room has been kitted out with everything you will need and is a most atmospheric and restful area.
In its wooded setting and surrounded by its charming garden, Pumpkin Cottage will delight honeymooners and indeed anyone looking for a peaceful retreat in beautiful surroundings.
The cottage is backed by the Cardrona Forest and sits above the quiet secondary road which links the shops, hotels and pubs of the much-loved small town of Peebles (5 miles north of the cottage) to the large village of Innerleithen (3 miles south).
Historic Traquair House, the oldest continuously inhabited house in Scotland, whose 'Bear Gates will never again be opened until a Stuart once more sits on the British throne' is an enjoyable one mile walk away. This whole area abounds in castles, stately homes, peel towers and abbeys, in addition to which there is all the glorious surrounding Border countryside just waiting to be explored.
Nearby Glentress now has one of the most prestigious mountain-bike complexes in the world, with miles of forest trails. Cycles can be hired at the Hub there. There are also screens where, in season, you can watch the osprey who nest in the neighbouring forests. There is fishing nearby, kayaking in the Tweed and riding at Peebles. The Southern Upland Way passes through Traquair, so the walking is superb in all directions.
With Edinburgh under an hour's drive away, or 50 minutes by train from Galashiels (16 miles), you are brilliantly placed for exploring both the city and the countryside. On the way, take in Roslin Chapel, made universally famous through its starring role in 'The Da Vinci Code', but well worth a visit in its own right.

Bed linen and towels are INCLUDED. Electricity is INCLUDED. Heating is by multi-fuel stove (fuel INCLUDED). Water is from a private source which is UV filtered and regularly tested; however (as is typical in many parts of Scotland) it can become discoloured, particularly after heavy rainfall. Guests may therefore prefer to bring bottled water to drink. A maximum of 1 dog is welcome at an additional charge (1 large, 1 medium, 1 small). No smoking.
