In a lovely situation just seven miles from Dumfries to the north and Southerness sands on the Solway Firth to the south, the Bothy at Troston is a charming and imaginative conversion of an old stone-built bothy.

On a 360 acre estate and reached by a quiet and idyllic country road, it stands high on a hill with wonderful views over the surrounding countryside - from the top, on a good day, you can see right across the Solway to the Lake District.

The Bothy conversion has been skillfully carried out to ensure that the house is light and airy and gives a great feeling of space.

Inside, the living area is open plan with the well-fitted kitchen at one end, the dining area in the middle. At the other end is the comfortable sitting area with the wood-burning stove as an inviting focal point and a glazed door to the terrace. They have managed to convey the impression of three distinct areas, with each borrowing light from the others.

The double bedroom has zip-link beds for versatility, meaning that it can easily be converted into a twin room. A bathroom with bath and shower over completes the indoor accommodation.

Outside there is ample parking and a grassed garden area. The terrace (with furniture and BBQ) overlooking the valley is a joy and is a lovely place to spend lazy summer days, or watch the sunset of an evening. Here you can really feel that you are ‘Monarch of all you survey’. Visitors comment frequently on the peace and tranquillity, not to mention the wonderful and clear array of stars, which can be enjoyed at Troston.

This easily accessible corner of Scotland has a wealth of attractions to tempt the visitor.

Historically, it is where Robert the Bruce began his long struggle for Scottish independence, here Robert Burns toiled in his uncongenial post as an exciseman and John Paul Jones, one of the founding fathers of the US Navy was born at nearby Kirkbean.

At the hamlet of New Abbey (2 miles, with shop and pubs) there is lovely Sweetheart Abbey and just across the bay, on the other side of the Nith Estuary, is Caerlaverock Castle, the 'castle of the lark'. Just beyond Castle Douglas are the National Trust Castle and Gardens at Threave (25 miles).

There is excellent walking country in the area. The Estate itself offers some beautiful waymarked forest trails or you can join the Southern Upland Way at St Johns Town of Dalry (25 miles). This runs right through the Galloway Forest Park, which is ideal for cycling as well. There are golf courses at Southerness, Dumfries and Castle Douglas - fishing, sailing, bird watching, riding - the list is endless.

Heating is by electric storage heaters and wood-burning stove (starter pack INCLUDED). WiFi is INCLUDED (subject to a fair usage policy). Water is from a private source.
