The cottage stands high above the water, detached and quite alone in its own neat garden (with furniture). The car can be brought right to the door and the house is all on one level with no external steps, making it an ideal choice for visitors of limited mobility.
Kiltearn is one of those fortunate cottages which can offer it all – both a fabulous situation and high specification accommodation. Inside it is attractively presented with a sitting room that has comfortable seating and a warming open fire (that supplements the oil-fired central heating) to toast yourself by. The well-equipped kitchen is light and bright with plenty of space for food preparation.
The sun room/dining room is a charming room with French doors out to the garden and one wall made almost completely of glass, so you can admire the views out over the Cromarty Firth.
All on one level there are two bedrooms, a double and a twin, that are both cosy and welcoming with dashes of Scottish charm. A family bathroom with bath and shower over completes the accommodation.
Outside there is a grassed garden area and a delightful decking area (complete with lifebelts) in a lovely spot right above the water.
Its situation is also perfect for exploring many parts of the north of Scotland. South of Inverness, you have Loch Ness itself with its monster watching possibilities, as well as Urquhart Castle.
West from there, you can drive through Glen Urquhart into lovely Glen Affric. To the north, less than a two hour drive will bring you to John O' Groats, from where you can catch a foot ferry to Orkney. If you do go north, be sure to visit Dornoch (28 miles), with its wonderful beach, cathedral and famous golf course.
Alternatively, if the west coast beckons, Ullapool and the Coigach, or Torridon, so beloved of walkers and climbers, are just over 50 miles away.
The Black Isle itself (not an island at all but a peninsula between the Cromarty and Moray Firths) amply rewards exploration, with its pretty villages, beaches, golf courses and some of the best places in Europe for spotting dolphins as they swim through the narrows to the inner Sound.
There are shops and pubs at Evanton (1 miles), Alness (6 miles) has more and of course Inverness has all facilities.
