The Study was originally the school for the village and has since been refurbished whilst maintaining plenty of character and original features. The vast, open plan living area is double height and is kept light and bright by its many traditional Lancet windows. With antiques and charming pieces throughout there is something new to discover every day, from the 1920s working gramophone to the vintage signage and wall hangings.
There is plenty of sumptuous seating to snuggle up on and an unusual wooden bar cleverly houses the neat kitchen area. Steps lead up to the dining area that has lovely views out over the garden. The intricately carved Tudor four poster bed makes for rather a grand place to sleep and there is a wood-burning stove that ensures cosiness throughout. The quirky shower room has a corner shower and lots of interesting memorabilia.
Outside to the rear is a delightful raised patio area (BBQ) with seating that has expansive views of the surrounding countryside. Parking is in the gravelled area to the front of the house and secure storage is available.
The Study is right by the 18-hole Minto Golf Course where welcomes visitors are welcome to play a round or make use of the bar and restaurant.
There is plenty of walking in the surrounding hills and just 5 minutes’ drive away is Fatlips Castle, a 16th century pele tower that was extensively restored in 2013. It takes about half an hour to walk up to and there are some amazing views out over the River Teviot and the Minto hills. The views are even more impressive from the parapet walkway that runs around the top of the tower (key available from garage in Denholm).
Denholm (1.5 miles) village has a bakery, butcher, restaurant, café, two pubs and a petrol station. Hawick (6.5 miles) is the place to stock up on supermarket supplies and there is a cinema and theatre with live shows at Tower Mill. On the edge of the town the charming Wilton Lodge Park is the perfect spot for a picnic with pretty woodland walks, floral displays, a beautiful waterfall and a museum charting local history.
There is riding at the Ian Stark Equestrian Centre (9 miles) and excellent trout and salmon fishing on stretches of the River Teviot. The Born in the Borders visitor centre (5.5 miles) on the banks of the river has a café to try for lunch or afternoon tea, a shop with gifts and local textiles and a microbrewery (making real ale) that you can tour around.
The quiet roads in the area are ideal for exploring by bike and the 4 Abbeys cycle route (that takes in the historic ruined abbeys at Melrose, Dryburgh, Kelso and Jedburgh) can be picked up at Ancrum (9 miles). Jedburgh (7 miles) is a pretty market town with plenty of shops, eateries and pubs. History enthusiasts will enjoy visiting its Castle Jail and Museum (free admission) and the Mary Queen of Scots Visitor Centre.
The bustling capital Edinburgh is reachable in under an hour by train from Tweedbank (17 miles) or Galashiels (22 miles) and the sandy beaches of the Berwickshire coastline are also easily accessible for day trips.
