This delightful detached cottage, newly built and full of character, is situated just a mile outside the town of Lauder (all facilities) in the lovely countryside of the Scottish Borders.

Standing quite high and south facing, it has a stunning panoramic outlook to the front across its large, enclosed grass garden (with furniture) to the hills beyond. It comes well equipped, too, with large windows, patio doors, decking areas and even balconies from which to enjoy the views.
Its owner is a professional designer and inside the cottage is light and airy and, as you would expect, most charmingly furnished and appointed to the highest standards and decorated in plain, cool colours. The spacious, open plan living area has as its focal point a most efficient wood-burning stove. Elderly or less able guests will appreciate the downstairs double bedroom suite, with wet room shower/bathroom. The sides of which can fold in to give even more room for a wheelchair if required.
A utility room completes the downstairs accommodation while upstairs there are two further bedrooms and an additional bathroom. One of these bedrooms opens on to a small balcony (with additional external stairs) that is ideal for enjoying an early morning cup of tea in the sun and feeling that you are indeed 'monarch of all you survey.'
The Lauder golf course is a short walk down the road and the village itself, a mile and a quarter from the house, stands on the A68 trunk route which will take you up to the likes of Muirfield and Luffness.
The capital of Edinburgh, with its wide range of attractions, is easily accessible in around 45 minutes by car or 40 minutes by train from Stow (7 miles).
Larkhill Farm is on the Southern Upland Way and the farm also offers extensive woodland walks. Riding and fishing are other popular pastimes in the area, while the world class mountain biking trails at Glentress are within a short drive of the cottage.
There are also plenty of historic castles, stately homes and ruined abbeys to visit. The nearest of these is Thirlestane Castle in Lauder itself. The coast at Coldingham, with its sandy beach and St Abbs, with its dramatic cliffs, is just an hour away.
With its excellent road connections to north and south, Lauder is well placed for touring, and there is much to see in this part of Scotland. The east lothian coast can be reached in well under an hour and, in addition to its famous golf courses, offers such varied attractions as Tantallon and Dirleton Castles, the Museum of Flight at East Fortune and go-karting at Gladsmuir, Tranent.
North Berwick is a popular holiday town and the summit of Berwick Law, the volcanic plug behind the town, affords fantastic views over the Firth of Forth. Just offshore is the Bass Rock, which hosts one of Europe’s biggest seabird colonies. The Scottish National Seabird Centre in the town has screens which relay live feeds of the nesting birds, or there are boat trips out to the rock where you can experience it all at first hand.

Heating is by air source pump and heat recovery system and wood-burning stove. A maximum of 1 dog is welcome at an additional charge (1 large, 1 medium or 1 small).
