Set in a 'truly Scottish' dream location looking over the loch 400 yards away, Kilmun has stood on this spot from before 1745.

This traditional farmhouse has been architecturally re-designed internally to make it a light and airy, spacious, warm, double-glazed house, whose original exterior still harmonises so well with the beauty of its own ground. It is set amongst the pines, birches, heather and rocks of the western shore of Loch Awe, about 30 miles south east of Oban and 15 miles south of Taynuilt.
Few houses indeed offer such extensive living accommodation as Kilmun. Its expansive open plan living area has a high, beamed and raftered ceiling, with roof windows to let in maximum light, creating a wonderful feeling of light and space. At the far end is the seating area with inviting sofas and a wood-burning stove at its heart to cosy the whole place. There are windows on three sides and French doors out to the lovely, large decked terrace (with furniture) with views across a tiny stream to the wooded hills with many waymarked walks and waterfalls.
There are further French doors to the terrace in the centre of the room by the smart dining area. The excellent kitchen area takes up the other end of this sizeable room. Its range cooker and lots of work surfaces makes it easy for many hands to make light work of the cooking for large parties, without getting in each other’s way. Further practical touches include a utility room with drying racks and a large larder in the hallway.
The bedroom accommodation is in the two storey part of the house. Downstairs are most attractive double and twin bedrooms, both of which have patio doors to the terrace so that on a fine morning it is possible to lie in bed and admire the views. The downstairs family bathroom is also in this part of the house. Upstairs are two more bedrooms, a further double and a twin, as well as a neat shower room. There really is very little left to wish for in terms of comfort at Kilmun.
Outside, there is parking right at the door and a large grassed garden (with furniture and BBQ). From the front there is also a wonderful wide vista up, down and across Loch Awe.
There are many mountain-bike trails nearby (bikes can be hired) and a little farther down the lochside fishing and boating can be arranged.
The remains of the old Caledonian Oak Forest that is now a nature-reserve can be seen, as can evidence of the charcoal-burners of the 18th and 19th centuries.
The nearest pub is at Kilchrenan (7 miles, where there are also two excellent lochside hotels). There is a village shop and cafe at Dalavich (1 mile) and the nearest small shops are at Taynuilt, which is reached by a spectacular but twisting single-track road. Oban (40 minutes away) offers main shops and boat trips to Mull, Iona, Staffa, etc.
For climbers there are several Munros within one hour's drive and for those who just want time to relax in peace and quiet, there are wonderful views from every window.
If you continue south west down the loch on the wee road which passes the cottage, you join the A816 at Carnasserie, where Bishop Carswell’s ruined castle is open to visitors. From there, it is a short drive to the yachting haven at Craobh Haven, where there are riding stables. You then have the choice of continuing north towards Oban, with the NTS gardens at Arduaine just a few miles up the road. Or you could turn south and visit historic Kilmartin Glen, arguably Scotland’s most important prehistoric landscape, with standing stones, cairns and burial chambers dating back some 5,000 years. Beyond that, the banks of the Crinan Canal offer lovely walks and cycling and Lochgilphead (all facilities and a golf course) opens the way to the Mull of Kintyre.

Bed linen INCLUDED and towels are available to hire. Electricity is INCLUDED. Heating is by background oil central heating (INCLUDED) and wood-burning stove (fuel INCLUDED). Water is from a private source which is UV filtered and regularly tested; however (as is typical in many parts of Scotland) it can become discoloured, particularly after heavy rainfall. Guests may therefore prefer to bring bottled water to drink. WiFi is INCLUDED (subject to a fair usage policy). A maximum of 2 dogs are welcome at an additional charge (2 large, 2 medium or 2 small).
