The picture shows this attractive house in its fairytale setting at Drumelzier at the side of the tumbling Powsail Burn, backed by 1,500ft-high hills and facing across to small pinewoods where a variety of birds and wildlife can be seen, but it does not show the wonderful Upper Tweeddale countryside of hills, woods and rivers that starts from its very door, or all of its excellence internally.

It stands alone in its own grounds with access via a short footbridge across the Powsail Burn, and has recently been significantly upgraded to make a most comfortable superior house rarely available for holiday letting.

The village of Broughton (3 miles) has a shop, garage and tearoom, Biggar (8 miles) and Peebles (10 miles) have a great selection of hotels, shops, cafes, museums etc; and it is just under a one-hour drive to all the Capital attractions of Edinburgh, with Glasgow a lttle farther afield.

The whole surrounding countryside is a mine of historical interest. The Powsail Burn joins the River Tweed (fishing available by permit) just downstream from Drumelzier at the point where legend places the wizard 'Merlin's' grave (a plaque marks the spot) and from prehistoric remains to castles and wizards in the 6th Century, to blood-feuds and dastardly deeds in the 13th -17th Centuries, to John Buchan of '39 Steps' fame and William Ewart Gladstone in the 19th Century and to General Sikorski's Free Polish Army in World War 2, there are endless interests to pursue.

Heating is by oil fired central heating (INCLUDED) and open-fires.  Bed-linen, towels and £15-worth of electricity are INCLUDED. Pets are not accepted. Tenants are requested not to smoke within the house.
