Set amongst the pines, birches, heather and rocks of the western shore of Loch Awe about 30 miles south-east of Oban and 15 south of Taynuilt - in a 'truly Scottish' dream location looking over the loch 400 yards away - this traditional farmhouse has stood on this spot from before 1745 but has just been architecturally re-designed internally to make a light and airy, spacious, warm, double-glazed house - whose original exterior still harmonises so well with the beauty of its own ground.

From patio-windows off the sitting-room at the back of the house there is a large deck with views across a tiny stream to the wooded hills (many waymarked walks and waterfalls) while from the front (barbeque) there is a wide vista up and down and across Loch Awe (garden furniture is supplied).

There are many mountain-bike trails nearby (bikes can be hired),  and a little farther down the lochside fishing and boating can be arranged. The remains of the old Caledonian Oak Forest (now a nature-reserve) can be seen, as can evidence of the charcoal-burners of the 18th and 19th centuries.

The nearest pub is at Kilchrenan (7 miles, where there are also two excellent lochside hotels). There is a village shop and cafe at Dalavich (1 mile away) and the nearest small shops are at Taynuilt, which is reached by a spectacular but twisting single-track road. Oban (40 minutes away) offers main shops and boat trips to Mull, Iona, Staffa etc. For climbers there are several Munros within one hour's drive and for those who just want time to relax in peace and quiet, there are wonderful views from every window.

Background oil central-heating, and fuel for the wood-burning stove is INCLUDED. Bed-linen is INCLUDED and towels can be hired. Pets are welcome. There is a telephone. Smoking is not allowed within the house.  A refundable damage deposit may be required.  Additionally, there are two single futon beds available for hire.  Wireless Broadband is available, subject to provider.

This is one of the best locations we have stayed in. We found the house extremely comfortable and well equipped and one of the best we have ever stayed in. Your attention to detail and how the house is presented is a credit to you. You have thought of absolutely everything! We certainly enjoyed the peace and quiet along with the birdsong from dawn to dusk! The walk to Avich Falls and on to Loch Avich is well worthwhile. Oban is a very pleasant town with a nice harbour and a very scenic journey if you go via Loch Avich. All in all, we had glorious weather all week and Kilmun was the icing on the cake. We hope to return next year!

The cottage was fantastic. Had everything on the doorstep - views, walks, wildlife. The cottage was very well-equipped and spacious. Our children didn't want to leave.

After 20 years of staying in holiday cottages, this is the best equipped and most comfortable we've stayed in. Loch Avich walk is very attractive and the Crinan Canal spectacular. Smashing time!!

Fantastic house with everything we could possibly need. Lovely isolated position and we thoroughly enjoyed the peace and tranquility. Walked, walked and walked some more - poor dogs' legs are worn down to stumps but they too had a great time!

We had a lovely time at Kilmun. The property was all the pictures and information said it would be and we really had to tear ourselves away. The friends we took with us had never been to Scotland before and were completely stunned by the scenery,the friendly people and peace and quiet. They will definitely be back, as we will of course.

This is our first trip to Scotland, and we think we've hit the jackpot in choosing this house and location. Our welcome pack was a lovely gesture and the house is extremely well equipped, even down to the spare nuts for the bird feeders. Six adults and two dogs have enjoyed the Forestry Commission walks, all very local with fantastic views and information . Enjoyed fly fishing on Loch Awe (no fish supper though), Kilchurn Castle, St Conan's Kirk, Oban and Inverary all worth a visit! Thank you Scotland and Unique Cottages, we will be back!

What a wonderful house - beautiful and perfectly furnished - love the kitchen/lounge/diner, made a superb base for our holiday. Lots of walks from the house - our favourite was to the waterfalls. We also went round to the back of the house and saw an eagle floating above the trees - fabulous. We also saw a deer and an eagle on the road one night. The dogs loved their stay - lots of walks. Went to the pub at Kilchrenan which has good pub food - freshly cooked. Our first trip to Scotland which we have thoroughly enjoyed - weather has been mixed but a great spot to have a relaxing and lazy week!

Loved the large lounge/dining area, plenty of crockery. Books are great, not enough time to read them all. It's like walking into someone else's home. Lovely and warm even when pouring with rain outside. Shame we have to go home.
