Corbet Tower Cottage is an elegant and spacious conversion of an old coach house which stands in a lovely, peaceful situation in the grounds of Corbet Tower, just 55 miles south of Edinburgh and 8 miles from the pretty town of Kelso in the Scottish Borders.

With its own fenced rear garden, and with magnificent views across the valley of the Kale Water to the hills beyond, the cottage is an excellent base for a relaxing family holiday.  The village of Morebattle (pub, shops) is within walking distance.  For more than a quiet stroll to the pub, however, the Southern Upland Way passes over the hill in front of the cottage and the 'gipsy village' of Kirk Yetholm (5m) stands at the end of the Pennine Way, so you really are spoiled for choice.

The cottage has been most carefully and comfortably refurbished by the new owners.  There is a spacious and very well equipped kitchen diner and separate laundry room, but the real star of the show is the splendid upstairs sitting room, where a wood burning stove efficiently complements the electric storage heating.  The double bedroom has an en suite bathroom; there are two twin bedrooms and a further bathroom with separate shower.  There is parking for several vehicles right at the door, and secure storage can be made available.

The owners' house is about 400 yards away down through the trees and guests may use the tennis court by arrangement.  Fishing rights on the Kale and Beaumont Waters are available through the Morebattle Angling Association.  There are excellent cycle routes in the area - for a real challenge you could drive over to Glentress at Cardrona (40m) one of the leading mountain biking centres in Europe, with miles of dedicated forest trails.

In such lovely surroundings you may well be loathe to wander far, but the country roundabout does amply repay exploration.  Kelso has all facilities, including a swimming pool, ice rink, racecourse and golf course, and nearby Floors Castle, the home of the Duke of Roxburghe, and setting for the film Greystoke, should not be missed.  For a golfing treat, try the prestigious course at Sunlaws, or you could even make a day of it and head for Luffness and Muirfield.  At Corbet Tower Cottage you are only about thirty miles from the coast, the lovely beach at Coldingham, the seabird centre on the cliffs at St Abbs, historic Berwick on Tweed, and Lindisfarne itself (30m).  For some urban sight-seeing, Edinburgh is just 55 miles to the north.  (If you've time, it's worth taking the scenic route across the Lammermuirs.)

Heating is by electricity (first £20 INCLUDED) and wood burning stove.  Bed linen is INCLUDED and towels may be hired.  Sorry, no pets and smoking is not permitted within the cottage.  2 additional Z beds are available at an extra charge.
