This traditional B-listed house dates back to 1886 and was designed by the well-known architect James MacLaren. Having been converted from the original farm buildings, it has since been lovingly refurbished whilst retaining many period features and plenty of character. The inviting entrance hall leads through to the grand peaked drawing room that is double height with wooden-beams and feature stone pillars that add rustic charm. Comfy seating is centred round the wood-burning stove in its impressive fireplace at the heart of the room and it is all kept very light and bright by large picture windows in the former cart shed arches.
In what was once the milking parlour is a spacious formal dining room that is also double height with a statement exposed stone wall. It is the perfect place to enjoy meals as a group and the dining table converts into a snooker table for further fun after dinner.
The bright, modern kitchen is well-equipped with smart integrated appliances and even a handy wine fridge. There is plenty of space for cooking with a breakfasting area at one end of the room and a large central island providing further seating. Off the kitchen a useful utility room houses the laundry facilities.
Situated above the kitchen wing is a master double bedroom with en suite shower room and a double bedroom and twin bedroom that share a modern shower room. In the other wing are a cosy snug, a library and a handy boot room with two further bedrooms above.
Outside the charming, south-facing patio area (furniture) is ideal for al fresco dining whilst admiring the views out over the garden. There is plenty of parking and within the extensive grounds are a large, enclosed grassed paddock that extends to over half an acre, a tennis court (shared with Grandpa's Cottage) and even a hot tub.
The River Lyon runs along the boundary of the grounds and there is direct access for walking in the hills to the north at the foot of Glen Lyon. Munro baggers will enjoy tackling the Glen Lyon Horseshoe, a 10 mile route that starts in Invervar (5 miles) and manages to take in four different munros along the way.
Fortingall is easily reached on foot just along the quiet road, less than half a mile away. It has a hotel bar and restaurant that has bar meals, formal dining with lots of local produce and live music each week. The village is also home to the famous Fortingall yew tree that is reportedly over 5,000 years old!
There is brown trout and salmon fishing on the River Lyon or on beautiful Loch Tay (3 miles), where there are also various watersports and boat trips that run out for exploring the loch further. The Scottish Crannog Centre just outside the village is a reconstruction of an ancient loch dwelling that gives an interesting insight into what life was like back in the early Iron Age.
There is a lovely sandy beach on the shore of Loch Tay at Kenmore (6 miles) where there are shops, a PO, restaurants and a golf course. There is also an outdoor centre that hires out canoes, kayaks and mountain bikes. Aberfeldy (8.5 miles) is the nearest place to stock up on supermarket supplies and there are a range of small independent shops, as well as a petrol station, cinema and leisure centre.
Killin (15 miles) is best known for the Falls of Dochart that run through the village and there is a bar/restaurant alongside that is a great spot to sit and leisurely admire them from.

Balnald Farmhouse should not be used for stag parties, hen parties, weddings or any other special event without prior discussion and written agreement, and the total number of people in the property must not exceed the max sleeps stipulated in the property description. Please note - not adhering to these conditions may result in early termination of your holiday and your housekeeping deposit being withheld.
