It occupies a glorious situation on the south-facing hillside above Loch Tay with breathtaking views across the loch from the windows and its decked terrace.
The designer owner has been at work here and the interior, no less than the views and situation, cannot fail to impress. The stylish living space is open plan, with the state-of-the-art galley kitchen at its heart, a dining area at one end and a bright and airy living area with open fire at the other end. There are large picture windows that keep the room light and bright and French doors that open out onto the decked terrace area.
All on one level there are two bedrooms, a double and a twin, that are both very attractively presented. The double bedroom is stylish and inviting with a king-size bed and the twin bedroom is neat and contemporary. A superb, modern bathroom with bath and separate shower completes the accommodation.
The cottage occupies the most peaceful location off a tiny lane, amid very large sloping gardens that are shared with its sister property Robin's Rye, which is in the same location but is completely separate. It has its own garden furniture and BBQ and there is parking for one car alongside.
Fearnan has a gallery and pottery within walking distance and at either end of the loch are the delightful villages of Kenmore (5 miles, with shops, hotel, golf course and marina) and Killin (14 miles, with shops, hotels and golf course).
At Kenmore you will also find the Crannog Centre, a reconstructed Iron Age crannog in the loch, where you can try your hand at ancient crafts, while Killin is bisected by the spectacular Falls of Dochart.
The surrounding hills teem with wildlife - golden eagles, buzzards and deer may all be seen, while nearby Drummond Hill is the site of the reintroduction of the ptarmigan. Keen walkers can tackle Ben Lawers just along the loch, or take the road up the hill via Fortingall (2 miles, with hotel and 5,000 year old Fortingall Yew, the oldest living thing in Europe) to the peak of Schiehallion. From there, the road continues to spectacular Lochs Tummel and Rannoch.
The cottage is also well placed for visiting some of Scotland's best-loved beauty spots. From Killin, Oban and the west coast or Loch Lomond and the Trossachs can easily be reached for a day trip.
For a rainy day, Aberfeldy has a leisure centre and cinema, of which the locals are justly proud, or a little further afield Pitlochry offers its dam, fish ladder and famous 'Theatre in the Hills'.
