Tucked away in a peaceful rural spot in the heart of the Black Isle is Cotterton, a traditional detached cottage set in large, enclosed garden grounds, with easy access to the city of Inverness (7 miles).

Inside, the sitting room is very warm and inviting with a wood-burning stove that is ideal to relax in front of in the evenings. The L-shaped room is light and bright throughout with a charming dining area at one end for family meals that can be ‘whipped up’ in the well-equipped kitchen.

The downstairs double bedroom is beautifully presented and cosy with doors that lead out to a delightful sun room that opens out to the garden. There is also a family bathroom on this level.

Upstairs are two further attractive bedrooms, a double and a twin (with coombed ceilings), that are decked out in original wood panelling and have a lovely outlook over the pretty garden. These bedrooms share a modern shower room.

The large enclosed garden is private and well maintained with mature trees and an open view towards the south that can be admired from the patio seating area. There are some unoccupied steading buildings towards the rear of the house, as well as a shed that provides secure storage for bikes, etc.

Wildlife enthusiasts will find lots to keep an eye out for with pheasants, roe deer and even red kites regularly being seen nearby.

Map & Local

The quiet, single track roads around the cottage are great for walking or exploring on two wheels by bike. There is a small grocery shop and pub that serves excellent food in Munlochy (4 miles) and tours are available at the Black Isle Brewery (2.5 miles) where they make organic beer using locally sourced produce.

For supermarket supplies it is just a 5 minute drive back to the A9 which gives easy access to the many amenities of Inverness (7 miles).

The Moray coastline is only a few miles away and is known as an area that enjoys low levels of rainfall and more hours of sunshine than much of the rest of Scotland. To make the most of the good weather with a day at the beach, the beautiful stretch of sand at Rosemarkie (10.5 miles) is just the place.

Just outside Rosemarkie is a picturesque walk that leads through the wooded fairy glen to the wonderful Fairy Glen waterfalls. Look out along the way for the quirky ‘money tree’ with hundreds of coins hammered into it that are said to be offerings that were made to the fairies.

The Fortrose & Rosemarkie golf course is particularly picturesque with sea views to be enjoyed from each of its 18 holes. Pony trekking is available from the Broomhill Riding Centre just outside Fortrose and experienced riders can even have a ride along the beach to really blow the cobwebs off.

Chanonry Point (11 miles) sits at the end of the Chanonry peninsula with a lighthouse and a little shingle beach that is one of the prime dolphin spotting points in Europe. Bottlenose dolphins can be seen playing in the waters of the Moray Firth throughout the year and you may also see seals and otters.
