It stands quietly in a safe and lovely garden (with barbecue, childrens' swing and garden furniture) and orchard extending altogether to two acres, within the private country estate of the great Edwardian house, Manderston (2 miles).
Inside, the cottage is full of charm and character. There is a splendid modern kitchen which is open plan to a large family room/dining room with television, so that the whole family can be together while meals are being prepared. It is likely that most time will be spent here as it really forms the heart of the house. Accessed directly from the garden, with windows all round, it is light and sunny with plenty of room for everyone to spread out and do their own thing.
There is in addition a more formal and very comfortable additional sitting room with open fire, which in former times would have probably been the 'parlour' and would have been kept for special occasions. These days the snug, warmly decorated sitting room really comes into its own as a cosy retreat when darkness falls.
There are three good sized bedrooms, with one on the ground floor which is en suite and two bedrooms and a bathroom on the first floor.
The house is furnished with an interesting and eclectic mix of antique furniture, much of it probably devolved from Manderston itself and the result is in total keeping with the cottage’s delightful ambience.
Duns is a very pleasant little market town that is just along the road from the cottage. It has good shops and eating places.
One of its sons was the racing driver Jim Clark and aficionados of the sport can visit the Jim Clark Room in Duns itself, which contains memorabilia of the world champion. The lovely stately home of Manderston (used in the TV series 'The Georgian Country House') is also close by and well worth a visit.
On the way to historic Berwick-upon-Tweed (13m) and the sandy coast, you can also visit the Adam-designed Paxton House, which is an outpost of the National Gallery of Scotland and has the largest picture collection of any country house in Scotland.
The River Whiteadder (fishing permits available) is within easy walking distance and all the interesting Scottish Border country, Edinburgh (one hour's drive) and Northumberland's National Park, coast, spectacular castles and Lindisfarne (Holy Island) can be explored in a day trip. Duns also has a golf course and the great golfing meccas of Muirfield, Archerfield and Luffness are all within an hour's drive.

Bed linen and towels are INCLUDED. The first £25 of electricity is INCLUDED with any additional usage payable by meter reading at the end of your stay. Heating is by gas central heating (first £30 INCLUDED) and open fire (1 basket of logs INCLUDED). WiFi is INCLUDED. Water is from a private source which is UV filtered and regularly tested; however (as is typical in many parts of Scotland) it can become discoloured, particularly after heavy rainfall. Guests may therefore prefer to bring bottled water to drink. A maximum of 3 dogs are welcome at an additional charge (2 large, 3 medium or 3 small). If you wish to bring any other pets please contact us and we will see what we can do. No smoking.
