Overview

All true country lovers will love this cottage just 5 miles from the main Carlisle/Edinburgh (A7) road and Hawick.

The cottage is 1,000 feet up in the Border Hills, at the end of a one-mile track - completely hidden from all except the skylarks and sparrow-hawks up above. It has an absolutely stupendous view stretching south west for some 60 miles (without a house in sight) to the distant hills that border England.

The old stone cottage was originally occupied by the Estate shepherd and has been carefully renovated in a pleasant country style with good central heating.

One of the most striking features of Mabonlaw is the space which the house affords. The sitting room, with its open fire and stripped pine door, is a bright and cosy room that has been tastefully furnished.

The dining kitchen will give it a run for its money as the place where guests will gather. It is a most spacious room, with the modern fitted kitchen area to the back and the dining area near the window so there is no need to miss a single visiting bird. There is even plenty of room for a comfy chair or two beside the wood-burning stove. Also on this level is a handy utility room with a shower.

Upstairs there are three bedrooms, a double, a twin and a single, which all have stripped pine floors and lots of space. In both the double and twin rooms the original (non-functional) fireplaces have been retained to add even more character. They are charmingly furnished and even the smaller single bedroom is rendered light and bright by its Velux window. A family bathroom completes the accommodation.

Outside, there is parking right at the door. The cottage is surrounded by fields, as well as its own pretty enclosed garden (with furniture), so this is a location where children can run wild in safety. There is also table tennis, darts and even a resident owl in the barn!

Map & Local

All the rich Border countryside is on your doorstep here and excellent fishing can be arranged on the Estate.

Golf courses of all levels are within easy reach, as are local restaurants and the knitwear and cashmere outlets for which Hawick is famous.

This is wonderful riding and walking country, starting straight from the door. Cycling enthusiasts will find the trails in nearby Craik Forest very much to their liking, or they can try those at Glentress (30 miles) and Innerleithen near Peebles.

A lovely drive through the quiet hills to St Mary’s Loch is to be recommended, where there are sailing and windsurfing possibilities. It is also a great place for a lochside picnic, with streams to be paddled in or gentle walks along the shore.

There is a bewildering choice of castles, stately homes and gardens to visit in this historic area - forbidding Hermitage Castle near Newcastleton, Sir Walter Scott’s home at Abbotsford, Traquair House near Peebles or the four Border abbeys at Melrose, Dryburgh, Kelso and Jedburgh. Garden lovers can choose between Kailzie Gardens, Dawyck Gardens or Priorwood Gardens in Melrose.

This is an area that is very well supplied with attractions to suit all tastes, and it is only an hour and a half's drive, or 50 minutes by train from Galashiels (17.5 miles), from the bustling capital of Edinburgh. For those wishing to range further afield the Solway coast, the Lake District and Northumbria are all within easy visiting distance.

The first £30 of fuel is INCLUDED (elctricity and oil) with any additional usage payable at the end of your stay. WiFi is INCLUDED. Water is from a private source which is UV filtered and regularly tested. A maximum of 2 dogs are welcome at an additional charge (2 medium or 2 small). If you wish to bring any other pets please contact us and we will see what we can do. No smoking.
