Situated midway between Langholm and Hawick, in the heart of the hills of the central Borders, it stands quite alone in a wooded valley, reached by about a mile of good private track and without another house in sight. There has been a dwelling here for over 100 years, but the superb cottage which has emerged from the chrysalis of its predecessor would be unrecognisable to the original inhabitants, combining as it does style, character, space and every modern comfort.
Phaup Cottage is a delight and no effort has been spared in its furnishing and equipment. Downstairs is a bright conservatory from which you can look out at the surrounding woodland and all the birds that come and go. From there French doors lead through to the spacious dining room, from which a few steps lead down to the enormous, bright sitting room with windows on three sides and the wood burning stove as the perfect focal point for cosy evenings.
The kitchen is large and very well-equipped and there is a further utility area and a shower room.
Upstairs are two bedrooms, a double and a twin. Both bedrooms have luxurious en suite facilities.
A decking area is accessed from the upstairs landing and overlooks the pond. For peace and quiet and total seclusion you could not be better situated. Outside, there is plenty of parking and beneath the cottage is a charming pond (care required with young children).

You can walk out from the door along the forest paths into the surrounding hills and walk all day without seeing another soul. Mountain biking is another option, either in the immediate vicinity or on the trails at Craik Forest (10 miles).
Hawick (9 miles) has a leisure centre with swimming pool, woollen and cashmere outlets and all facilities. Langholm, also with shops, hotels and eating places is about the same distance in the other direction.
Gretna and the Solway coast are easily accessible from the cottage. The brooding Hermitage Castle is well worth a visit or, for something completely different, you could visit the Samye Ling Tibetan Monastery at Eskdalemuir.
You can be in Edinburgh in less than two hours with buses passing the end of the track, or you can get there in 50 minutes by train from Galashiels (27.5 miles). You can reach Carlisle in about an hour and then on to the Lake District, perhaps. Kielder Water is also less than an hour's drive away and has a wide range of outdoor activities including mountain biking, watersports and horse riding. It is even home to rare breeding pairs of Ospreys in season.

Services
Bed linen and towels are INCLUDED. The first £30 of electricity is INCLUDED (for domestic use only, not inclusive of electric car charging) with any additional payable at the end of your stay. Heating is by oil central heating (first £24 INCLUDED with any additional payable at the end of your stay) and wood-burning stove (starter pack INCLUDED with additional logs charged at £3 per bag). WiFi is INCLUDED (due to the remote location of the cottage the mobile WIFI signal strength is at the mercy of the weather and atmospheric conditions and therefore may not be available at all times). Water is from a private source which is UV filtered and regularly tested; however (as is typical in many parts of Scotland) it can become discoloured, particularly after heavy rainfall. Guests may therefore prefer to bring bottled water to drink. A maximum of 3 dogs are welcome at an additional charge. If you wish to bring any other pets please contact us and we will see what we can do. No smoking or vaping.
Please note: Timber operations and associated works are an annual ongoing occurrence. Felling operations and re-planting will be taking place from January to October 2024. During this period guests are asked to take care when walking in the forest and adhere to any warning signage which has been put in place by the forestry management company.
