Inside, guests will be spoilt for choice with the amount of space they have to spread out into and the choice of crackling fires in wood-burning stoves to relax in front of in both the snug and the sitting room. The incredibly spacious kitchen/dining room has a sizeable central island that comes in handy when preparing meals.

Useful storage space is provided in the large front porch and the cosy conservatory (off the snug) at the front of the house means that the lovely garden views can be enjoyed whatever the weather.

Spread out over the first floor are a double bedroom and a neat twin room that share a family bathroom and a delightful master suite that benefits from an en suite WC. From the double bedroom a door leads out down steps to a really charming raised patio seating area with a splendid outlook towards the surrounding fields.

The grounds are mainly laid to lawn with lots of mature plants and trees that provide shelter and create an idyllic oasis. Meals can be taken on the patio and there is further seating that is perfect for sitting admiring the garden whilst listening to the birds singing in the trees and the little stream trickling by (care should be taken with children).

Map & Local

West Linton (3 miles) has a small grocery shop and a hotel bar/restaurant that is a good place to head to for a drink or meal out for a bit of a break from cooking.

It also has a picturesque 18 hole moorland golf course that was designed by the famous James Braid. It was voted as ‘the friendliest golf course in the Scottish Borders’ and, as the clubhouse offers a bar menu, it is a welcome place to stop off at after a challenging round.

Peebles (14 miles) has lots of interesting shops to have a wander around and has several eateries to try out. Dawyck Botanic Garden (15 miles) has some impressive floral displays with carpets of snowdrops early in the year, a wealth of blooms in the spring and gorgeous blue poppies that make an appearance in early June.

This is ideal cycling country and the superb 7stanes mountain biking centres at Glentress (16 miles) and Innerleithen (21 miles) only a short drive away and have a decent range of different trails to tackle. Bike hire is available from Glentress for those wishing to explore the Tweed Valley more fully and they even have e-bikes that come in very handy for the hills!

Scotland’s wonderful capital city Edinburgh is easily accessible in around half an hour’s drive or there are park and ride facilities on the outskirts for those who prefer not to take their car right into the city centre. Once in the city, there a wealth of shops, eateries, galleries, museums and other attractions to take in, as well as historical landmarks to visit including impressive Edinburgh Castle and the towering Scott Monument.

Water is from a private source which is UV filtered and regularly tested; however (as is typical in many parts of Scotland) it can become discoloured, particularly after heavy rainfall. Guests may therefore prefer to bring bottled water to drink. A maximum of 2 dogs are welcome at an additional charge (2 large, 2 medium or 2 small).
