We mentioned numerous issues to the owner who refused a refund and batted away every issue like RyanAir customer services might. Read the small print! Not withstanding. Several issues remain which I felt were unaddressed.

There was some form of animal dropping coming down from the kitchen extractor fan. I'd thought this was mouse faeces but was corrected by the owner that this was in fact bat excrement and therefore nothing further could be done as they are protected. We never saw any bats in the evening mind.

The house, despite the owner's protestations is damp. It smells damp. We got home and our clothes smelt of damp. Even the ones we hadn't worn required washing again to get the smell of damp out of them. We queried this and were informed the heating comes on at 10C which is apparently perfectly adequate.

The house is old. The outside walls are paper thin and it becomes cold very quickly. There's a log fire that seems particularly ineffectual at lifting the chill. We were there in August too. God knows what it's like in winter.

The outside space (there is no garden) is full of nettles and bracken. The description talks about watching wildlife in the stream. There could have been a herd of hippos in the stream - we wouldn't have seen them such is the extent of the undergrowth.

Access to the property is over level but when wet dangerously slippy decking. Owner’s and Unique Cottage's response was thus: ‘Unfortunately, decking may become slippery when the weather is wet and the owners cannot be held responsible for the weather.  However, we have recommended they put up a "slippery when wet" sign so future guests are aware and take care on the decking if it has been raining’. … So - when someone falls and breaks an ankle or wrist it’ll be OK because they put a sign up and and it was the weather’s fault… Fantastic. No thought given to properly sorting a real problem - just bat it away.

The parking area is small / tight and grassy and muddy when wet. We didn’t get stuck but came close.

There are a few glazing units degraded and misty which along with the damp, the cold, the cheap rough carpets added to the feeling of basic and rough student rental accommodation in a dilapidated Victorian terraced house in Leeds circa 2001.

In 10 years of holidaying around the UK and France in around 20 rental properties this was the worst by a margin. The owners are under the illusion it is a peerless paradise. It isn’t. Avoid.
