The Barley House is a beautifully restored countryside retreat, highlighting spacious and comfortable rooms with spectacular views. Just a 10-minute drive from the historic market town of Duns, there are many exciting local attractions, history and walking routes to enjoy.
Once part of a working threshing mill, this semi-detached stone cottage blends traditional charm with all the comforts of modern living. Surrounded by peaceful arable land and rolling pastures, the cottage highlights its serene spaces and encourages lounging in communal areas like the downstairs family room, which is equipped with a comfy corner sofa, TV, DVDs and board games. Making it the perfect base for families, couples, or friends looking to unwind together and explore the scenic Berwickshire countryside.
Inside, guests are welcomed by underfloor-heated flagstone floors, timber accents, and a welcoming wood-burning stove, accentuating the cosy and stylish interior. The well-equipped kitchen features a range cooker and a generous dining space, perfect for enjoying a hearty meal with your loved ones.
French doors open onto a private east-facing courtyard, a serene spot ideal for using the provided yoga equipment encouraging slow, peaceful days, taking in the countryside air.
Upstairs, the spacious master bedroom features a super-king-size bed, countryside views, and an en-suite bathroom with both a bath and a separate shower. Additional bedrooms, including a charming family room and a double bedroom with more magnificent views, ensure plenty of space for everyone. A family bathroom serves guests upstairs.
Step outside to enjoy sweeping views over Blackadder Water and even glimpse the ruins of a Roman fort. Try stargazing under the uninterrupted skies with the provided stargazing books in the lounge or plan out group adventures together using the supplied walking guides and maps.
Accessed via a half-mile farm track (not suitable for low-slung vehicles), The Barley House offers ample parking for two cars. The serene atmosphere makes it an ideal choice for a peaceful getaway based in the Scottish countryside.
The remote location of The Barley House means an abundance of brilliant walking routes that begin right from your doorstep, including a scenic trail along a disused railway line that leads to the Palladian Marchmont House or another in the opposite direction into nearby Greenlaw.
Visit the modified remnants of nearby Hume Castle (5 miles) or Duns, a bustling little market town, a quick 10-minutes from the cottage, also with a castle. Try out one of the many eateries, such as The Potting Shed or Maxwell’s, for afternoon tea.
Explore the Jim Clark Motorsport Museum and learn the history of the eponymous world champion from Duns. Afterwards, take a break in the Jim Clarke Café Bistro for a coffee and a cake. Take a stroll around the Duns Castle Estate and adjacent Hen Poo Pond. While in Duns, visit the lovely stately home of Manderston (used in the TV series Outlander and The Georgian Country House).
Visit the sandy coast at the historic Berwick-upon-Tweed (13 miles). On your way, stop in at the Adam-designed Paxton House, which is an outpost of the National Gallery of Scotland and has the largest picture collection of any country house in Scotland.
The sandy shore at Coldingham Bay (20 miles) is uninterrupted and magnificent, and nearby Eyemouth also has a brilliant Fish & Chip Restaurant and Takeaway, Giacopazzi’s, also serving authentic Italian Gelato. From Coldingham, St. Abbs’s picturesque harbour is also worth a visit.
The Blackadder Water (fishing permits available) is within easy walking distance from The Barley House and offers angling opportunities. The Whiteadder River and Water Reservoir offer further fishing and also water sports activities. Duns has a brilliant golf course, and more great golfing can also be found within an hour at Muirfield, Archerfield and Luffness.
Edinburgh (one hour's drive) and Northumberland's National Park, coast, spectacular castles like Bamburgh, Alnwick and Lindisfarne (Holy Island) can be explored in a day trip.

Bed linen and towels are INCLUDED. The first £40 of electricity is INCLUDED with any additional usage payable by meter reading at the end of your stay. Heating is by air source heat pump (INCLUDED) and wood-burning stove (starter pack INCLUDED). WiFi is INCLUDED. A maximum of 2 dogs are welcome at an additional charge (1 large, 2 medium or 2 small). If you wish to bring any other pets please contact us and we will see what we can do. No smoking.
