Just 3 miles from the historic village of Greenlaw and a 10-minute drive from the ancient market town of Duns, The Barley House offers a comfortable and convenient base in a rural yet accessible location, right in the heart of the Berwickshire countryside.
Once a threshing mill with a small row of cottages for farm labourers, the building has been sympathetically transformed into two spacious cottages, surrounded by arable land and green pastures. In an elevated position, semi-detached from its sister cottage, The Barley House’s traditional stone exterior belies its modern, comfortable interior. While full of traditional charm, it is equipped with all the necessary conveniences to feel like a home from home.
Accessed via a half-mile track (not suitable for low-slung vehicles), there is ample parking for two cars directly outside the cottage in the shared yard area. Entering through the porch into the hallway, the timber accents and flagstone floor tiles (kept cosy by underfloor heating) immediately catch the eye. A utility room and WC are conveniently situated off the entrance hall to your right, while to the left is a spacious kitchen with a range cooker and enough dining space for all guests.
Beyond the kitchen, a light and bright hallway leads you to the inviting sitting room, offering views towards the remains of a Roman fort and Blackadder Water beyond. Complementing the ground source heating is a wood burner, perfect for cosying up after a day of exploring. French doors open out to a private outdoor courtyard, east-facing and ideal for enjoying a peaceful morning coffee.
From the main hallway, a wide, bannister staircase takes you to the equally spacious and light upstairs of the cottage. The master bedroom benefits from a large en-suite with both a bath and separate shower, and the large feature window offers views that can be enjoyed from the super-king-size bed. On the other side of the hallway is the family room, with a small double bed and a single bed, also offering rural views. There is also a further bathroom and a double bedroom with views over the large enclosed grass garden and fields beyond.
There are numerous walks directly from the house. A stroll along the disused railway line will take you to Greenlaw in one direction or the Grade A listed Palladian mansion of Marchmont House in the other.
Duns is a very pleasant little market town that is just along the road from the cottage. It has good shops and eating places.
One of its sons was the racing driver Jim Clark and aficionados of the sport can visit the Jim Clark Room in Duns itself, which contains memorabilia of the world champion. The lovely stately home of Manderston (used in the TV series 'The Georgian Country House') is also close by and well worth a visit.
On the way to historic Berwick-upon-Tweed (13m) and the sandy coast, you can also visit the Adam-designed Paxton House, which is an outpost of the National Gallery of Scotland and has the largest picture collection of any country house in Scotland.
The River Whiteadder (fishing permits available) is within easy walking distance and all the interesting Scottish Border country, Edinburgh (one hour's drive) and Northumberland's National Park, coast, spectacular castles and Lindisfarne (Holy Island) can be explored in a day trip. Duns also has a golf course and the great golfing meccas of Muirfield, Archerfield and Luffness are all within an hour's drive.

Heating is by air source heat pump (INCLUDED) and wood-burning stove (starter pack INCLUDED). WiFi is INCLUDED. A maximum of 2 dogs are welcome at an additional charge (1 large, 2 medium or 2 small).
