Just three miles from the historic village of Greenlaw and a 10-minute drive from the ancient market town of Duns, The Barley House is a beautifully restored countryside retreat offering space, comfort, and spectacular views, all within easy reach of local heritage and walking routes.
Once part of a working threshing mill, this semi-detached stone cottage blends traditional charm with all the comforts of modern living. Surrounded by peaceful arable land and rolling pastures, it is the perfect base for families, couples, or friends looking to unwind and explore the scenic Berwickshire countryside.
Inside, character meets comfort. The underfloor-heated flagstone floors, timber accents, and a welcoming wood-burning stove create a cosy yet stylish interior. The well-equipped kitchen features a range cooker and generous dining space, ideal for hearty breakfasts or relaxed dinners. French doors open onto a private east-facing courtyard, a serene spot to enjoy your morning coffee while watching the sunrise.
Upstairs, the spacious master bedroom boasts a super-king size bed, countryside views, and an en suite with both bath and separate shower. Additional bedrooms, including a charming family room and a double room with garden views, ensure plenty of space for everyone. A further bathroom offers convenience and comfort for guests.
Step outside and straight into nature. Walking routes begin right from your doorstep, including a scenic trail along a disused railway line that leads to the Palladian Marchmont House or into nearby Greenlaw. Back at the cottage, you can enjoy sweeping views over Blackadder Water and even glimpse the ruins of a Roman fort.
Accessed via a half-mile farm track (not suitable for low-slung vehicles), The Barley House offers ample parking for two cars and a peaceful atmosphere that makes it an ideal choice for a true countryside getaway.
Duns is a very pleasant little market town that is just along the road from the cottage. It has good shops and eating places.
One of its sons was the racing driver Jim Clark and aficionados of the sport can visit the Jim Clark Room in Duns itself, which contains memorabilia of the world champion. The lovely stately home of Manderston (used in the TV series 'The Georgian Country House') is also close by and well worth a visit.
On the way to historic Berwick-upon-Tweed (13m) and the sandy coast, you can also visit the Adam-designed Paxton House, which is an outpost of the National Gallery of Scotland and has the largest picture collection of any country house in Scotland.
The River Whiteadder (fishing permits available) is within easy walking distance and all the interesting Scottish Border country, Edinburgh (one hour's drive) and Northumberland's National Park, coast, spectacular castles and Lindisfarne (Holy Island) can be explored in a day trip. Duns also has a golf course and the great golfing meccas of Muirfield, Archerfield and Luffness are all within an hour's drive.

Heating is by air source heat pump (INCLUDED) and wood-burning stove (starter pack INCLUDED). WiFi is INCLUDED. A maximum of 2 dogs are welcome at an additional charge (1 large, 2 medium or 2 small). If you wish to bring any other pets please contact us and we will see what we can do. No smoking.
