This traditional detached farmhouse is set in a commanding position overlooking the majestic Loch Awe, just 11 miles from the popular tourist centre of Inveraray.
The farmers who originally lived here certainly picked the best spot for themselves. The house stands in its own large enclosed wildflower garden and boasts absolutely stunning views of the loch. Entering through a handy cloakroom, you come into a large, bright, open-plan living area, which has a cosy wood-burning stove at its centre with comfortable seating around it for toasting yourself after a day out in the hills or exploring the loch.
The kitchen area has a traditional Belfast sink and plenty of room for cooking and, as it is right next to the dining area, the cook doesn't have to miss out on all the fun! Also on this level is a utility room that leads through to a smart tiled shower room.
Up the open stairway and off a sunny landing are two charming double bedrooms and a twin room, all of which have coombed ceilings and soft furnishings that add splashes of highland charm. Velux roof windows provide further views of the fantastic scenery and ensure that the rooms feel refreshingly light and airy. There is also a bright contemporary family bathroom with a large bath and shower over.
Outside, there is parking for up to 4 cars (the gate is to be kept shut to keep out the sometimes over-friendly sheep). There are some farm buildings to the back of the house which are occasionally used by the local farmer.
Children and adults alike can have fun walking in the woods and hill country around the 180 acres of private land surrounding the house, which is bordered by the shores of Loch Awe. There is easy, direct access to the pretty shoreline from which small dinghies and canoes can be launched and the waters can be further explored.
Loch Awe is the UK's longest freshwater lake at 25 miles long. It is perfect for all sorts of water sports including dinghy sailing, motor boating and canoeing.
Private launching facilities are available if you have your own boat or boats/kayaks can be easily hired from Loch Awe Boats just down the road. The loch is famous for its fishing and, in particular, its record breaking pike and brown trout (the largest caught is said to have been 39 pounds)! Fishing permits are available from the caretaker.
There is an abundance of lovely picnic spots on the shores of the loch and cycling is popular along the quiet loch-side road. Mountain bikers can take to the fields and paths immediately surrounding the house, as well as the many nearby forestry tracks.
If you don't feel like cooking, two local pubs serve delicious food within easy walking distance of the house. Dalmally (9 miles) has a pub, a PO, pharmacy and golf course. There are also golf courses at Inveraray (11 miles), Taynuilt (19 miles), Lochgilphead (30 miles) and Oban (30 miles). Inveraray has a leisure centre, supermarkets, riding stables and cycle hire, as well as the award winning George Hotel and the original Loch Fyne Oyster Restaurant.
Once a week by arrangement a local food van can drop by the house, with an excellent selection of fresh produce and fish on offer. Both Lochgilphead (30 miles) and Oban (30 miles) have lots of shops, supermarkets and restaurants, while Oban, known as 'The Gateway to the Isles', is also a major port for ferries to the Hebridean Islands.
Nearby Kilchurn Castle (9 miles) is one of Scotland's best loved architectural monuments. History enthusiasts will also enjoy a visit to Auchindrain Township Open Air Museum (18 miles), the last remaining example of a township, which would once have been typical in Scotland, now carefully preserved to show us what life would once have been like.
