Overview

Just under a mile from the river’s edge, the house is perfectly placed for nature lovers and outdoor enthusiasts alike. The River Tay is one of Scotland’s most iconic and wildlife-rich waterways, regularly visited by otters, beavers and ospreys.

The house has been sympathetically extended and refurbished to create a warm and inviting base for exploring the area. Gather around the wood-burning stove in the welcoming sitting room or relax in the bright, semi-circular garden room, where full-length windows frame views of the garden and seating is perfectly positioned to enjoy the outlook. This space also has its own wood-burning stove for added cosiness.

At the heart of the house lies a huge dining kitchen – ideal for sociable cooking and mealtimes – with both an Aga and an electric cooker, plus a generous dining table for everyone to come together around. Just off the kitchen are a snug and a practical utility room with laundry facilities and ample storage.

A twin bedroom with a dressing room and en suite shower room is located on the ground floor, while upstairs the remaining bedrooms are arranged off a spacious landing. There’s also a cosy little office nook, perfect for reading or quiet reflection. On this floor are two double bedrooms (one king-size and one with en suite), along with two further twin rooms that share the family bathroom.

Old Ballechin enjoys a prime location in Highland Perthshire, set under a mile from the River Tay and surrounded by rolling farmland and woodland. This spacious holiday home near Pitlochry offers easy access to one of Scotland’s most famous rivers – ideal for fishing, walking, and wildlife watching.

Otters, beavers and ospreys are regularly spotted along this stretch of the Tay, which is also renowned for its salmon fishing. Fishing permits and local guides are available, and trout fishing can be arranged in nearby hill lochs by private arrangement.

The stretch of river between Aberfeldy and the Grandtully rapids (just 2 miles away) is world-renowned for kayaking, canoeing and white water rafting. Other sporting pursuits within a 10-mile radius include clay pigeon shooting near Dunkeld, as well as quad biking, archery and Highland safaris just beyond Aberfeldy.

For walkers, runners and cyclists, the forest and hill tracks directly behind the house connect with miles of quiet trails. A short climb through the field gives access to the Rob Roy Way, with ancient stone circles and panoramic views towards Pitlochry. More adventurous mountain bikers can head to Glassie Bike Park near Aberfeldy or explore the Tay Forest Park across the river.

The landscaped garden at Old Ballechin is a peaceful haven with stunning views over the Tay Valley. Sheltered yet sunny, it offers year-round colour, seasonal fruit, and attracts plenty of wildlife – including red squirrels, roe deer and even the occasional pine marten.

Grandtully (1.5 miles) is the nearest village, with a welcoming 18-hole golf course, a local shop, and two excellent restaurants. Don’t miss the chance to visit the award-winning chocolatier for world-famous truffles and a coffee in the riverside café.

Pitlochry (8 miles) is known for its Festival Theatre, independent shops, and whisky distilleries – including Blair Athol and Edradour. It’s also home to the famous fish ladder at the hydroelectric dam on the River Tummel.

With the A9 just a short drive away, Old Ballechin makes the perfect base for a Highland holiday, with easy access to Perthshire’s attractions and the wider Scottish Highlands.
