Inside, the house has a traditional, welcoming feel, with plenty of space to enjoy group meals or cosy up by the wood burner. The owners have taken great care to create a safe haven for birds, bees, hedgehogs and much more wildlife in the surrounding land, meaning an array of beautiful creatures can be seen and heard during your stay at Hope Park West.

The spacious sitting room is bright and airy, with large windows overlooking both the front garden and the rear courtyard. The comfortable seating gathered around the wood-burning stove is the perfect spot to relax in after a day exploring the Scottish Borders.

The dining kitchen is ideal for families and groups, offering lots of natural light from its big window and glazed doors. The kitchen is extremely well-equipped, has plenty of storage space and a pantry. There’s also a handy shower room with a WC on this level.

Upstairs, the house has four bedrooms, a double, a twin and two single rooms. This layout makes the house perfect for groups of families and friends, offering flexible sleeping arrangements. Each bedroom has brilliant views either out to the enclosed garden or the surrounding flora. Throughout, the house is well decorated with stills captured by local photographers, charming prints and paintings.

The west facing, enclosed garden is a complete suntrap and is bordered by a couple of 150-year-old trees and plenty of nature which are impressive and work to maximise guest privacy. While resting in the garden, keep an eye and ear out for the frequent visitors of hedgehogs, sparrow hawks, tawny owls, bats or the bee and bug hotels placed by the owners. The garden is also a great space for children and pets, with a law to play on and outdoor seating for dining al fresco, hours can be spent in the outdoors at Hope Park West.

Despite its peaceful setting, the house is just a short walk from Coldstream’s amenities, making it a convenient and ideal base for exploring the Scottish Borders.

Located in the historic town of Coldstream in the Scottish Borders, renowned as the birthplace of the esteemed Coldstream Guards regiment, the town is situated on the banks of the River Tweed, which forms the natural boundary between Scotland and England.

Walk into the centre of Coldstream and visit the Collingwood Arms or the Besom Inn for a hearty Sunday lunch. The Hirsel Country Park is less than a mile away from Hope Park West and features beautiful gardens and amazing walks. The pretty town of Kelso (9 miles) offers a range of shops, pubs, and restaurants. Explore the gardens and grounds of Floors Castle in Kelso (open seasonally) before dining in at the popular café. Melrose (25 miles) is another attractive town with plenty of history to explore.

For golf enthusiasts, the region offers a variety of options, Kelso (10 miles), St Boswells (19 miles) and Eyemouth (21 miles) golf courses are nearby, while a little further out, Dunbar, approximately 33 miles north, is home to excellent championship golf courses that cater to seasoned players. Equestrian activities are also well catered for, with riding stables available just over the river in Cornhill-on-Tweed, a mere mile away.

The town's ideal location on the border between Scotland and England means there is an abundance of attractions. Coldingham Bay (25 miles) boasts a beautiful beach, and nearby, the renowned St Abbs (26 miles) is a popular, quaint fishing village with a recognisable harbour, superb clifftop walks and an RSPB Nature Reserve. South of the border, the historic village of Bamburgh (26 miles) is famed for its impressive castle and rich history. Lindisfarne (Holy Island) is accessible on a day trip, known for its medieval castle and priory, offering a unique blend of history and natural beauty.

Coldstream is approximately 48 miles from the city centre of Edinburgh, making the Scottish capital reachable in just over an hour.

Frequently Asked Questions

We’re staying locally – is there a nice walk nearby?
Yes – the riverside walk along the River Tweed is just the thing. It’s flat, peaceful and full of views, with benches to stop and take it all in. You can also head into The Hirsel Estate, which has a network of paths around woodland and a lovely loch.

Is there a good place to get a coffee or lunch in Coldstream?
Definitely. Try The Mad Hatter for a coffee and cake, or head to The Besom Inn or The Newcastle Arms for a bite to eat and a friendly local atmosphere. There’s also a great chip shop if you're after something more casual.

What’s the main attraction in town?
That would be The Hirsel Estate, home of the Earls of Home. As well as beautiful grounds and a loch, there’s a small museum, local craft workshops, a tearoom, and a gallery. It’s ideal for a half-day wander – and there’s a play area if you have younger ones.

We love a bit of history – what’s worth seeing?
Pop into the Coldstream Museum to discover how the Coldstream Guards got their name and learn about the town’s role in Border history. It's small but really well done, and free to enter.

Is there anything interesting just over the border?
Yes – just a few minutes' drive takes you to Norham Castle, a dramatic ruin overlooking the river. It’s perfect for a short explore and a picnic. Nearby Etal Castle and the Heatherslaw Railway are also brilliant for families.

Is fishing possible nearby?
Yes – the River Tweed is famous for salmon fishing. You’ll need a permit, but local providers can sort this out for you. Whether you're an experienced angler or a curious beginner, it’s worth asking about.

Can we play golf during our stay?
Absolutely – Hirsel Golf Club welcomes visitors and is just minutes away. It’s a lovely 18-hole parkland course that’s very well kept and makes the most of the Borders scenery.

Are there places we can go with the dog?
Lots! The Hirsel, riverside walks, and even Norham Castle are all dog-friendly. The local pubs often welcome dogs too – just check when you arrive.

What else is worth seeing without going too far?
Take a short drive to Kelso (20 mins), with its cobbled square, independent shops, and Kelso Abbey ruins. Or visit Paxton House – a grand historic house with art, trails and a lovely café.

We’re here in summer – is there anything going on?
Yes – Coldstream’s Civic Week in August is a real local highlight, with parades, music, ride-outs and more. If you’re here then, don’t miss it – it’s a proper Borders tradition and full of character.
