This much-loved family home has been substantially refurbished and made into a delightful holiday home that is ideal for those who appreciate a taste of gracious living in beautiful surroundings.

The house dates back to the 18th century and is elegant and refined throughout, with many of its original features having been retained. You are welcomed by the grand entrance hall that sets the scene for the grandeur to be found in the rest of the house. The charming drawing room is light and bright with plenty of comfortable seating to curl up on in front of the open fire.

The kitchen is spacious and well-equipped with an electric Aga and plenty of room for food preparation, although outside catering and housekeeping can be arranged if you prefer. It also has an additional utility room with a freezer and laundry facilities. In the unlikely event of an emergency help is on hand in the adjoining housekeeper's cottage.

There is a separate formal dining room that seats up to 16 people and a magnificent billiard room with a full size snooker table that both adults and children are sure to love.

Turning staircases lead to various bedrooms and suites upstairs, all of which combine comfort with traditional character. You even have the choice of whether to stay in the east, south or west wing!

Linthill House is a truly beautiful setting for a family gathering or a holiday with a group of friends.

Guests have access to the grounds surrounding the house that extend to over 100 acres. Children can give their imagination full rein as they play in these idyllic surroundings. There are lots of lovely walks to be had and you can enjoy a picnic by the ponds (not suitable for swimming).

The Ale Water runs through the grounds for nearly a kilometre with a population of wild trout which provide the chance of some rough trout fishing. There is a particularly pretty riverside walk that leads along an avenue of trees to a little hump-backed wooden footbridge.

From the end of the house’s drive it is just a 10 minute stroll into the nearby village of Lilliesleaf (1 mile) where there are two pubs and a café to choose from.

Melrose (6 miles) is one of the most attractive towns in the Borders, lying between the Tweed and the lovely Eildon Hills. With its ruined abbey, many interesting shops and a superb range of eating places, it will cater for most needs.

There is also a 9 hole golf course on the shoulder of the Eildon, tennis courts in the park, and of course, the famous rugby ground that is home to many a Scots internationalist and the birthplace of the sevens game. The annual Melrose Sevens event in April draws in spectators from far and wide and teams from all over the world.

Selkirk (7 miles) is the nearest place to stock up on supermarket supplies and perhaps even sample the local speciality, a Selkirk Bannock. A few miles out of the town is Bowhill House and Country Estate where you can tour the grand house itself or take a stroll around the attractive grounds and stop at the tearoom for refreshments.

Also of historical interest in the area is Abbotsford, the home of Sir Walter Scott, which has interesting exhibitions on his life and what inspired his greatest works. The house is right on the River Tweed that is renowned for its salmon fishing.

St Boswells (6 miles) has a petrol station, a small supermarket, some lovely little shops and a particularly nice café/bookshop with a well-stocked delicatessen.

Kelso (17 miles) is a pretty little market town centred round a charming cobbled square with lots of independent shops, a choice of supermarkets and plenty of pubs, cafes and restaurants. It also has a well known racecourse which has a programme of horse racing events throughout the year.

Linthill is just over an hour's drive from Edinburgh, or you can take the train from Tweedbank (7.5 miles) or the regular bus service from Melrose.

It is also little more than an hour from the coast, the sandy beaches at Coldingham and the dramatic cliffs at St Abbs, with their seabird colonies and where there is also a diving school. The many stately homes, ruined abbeys, and castles (ruined and otherwise) of the region, too, are well worth a visit.

Bed linen and towels are INCLUDED. Electricity is INCLUDED. Heating is by bio-mass central heating (8.5 hrs per day INCLUDED) and open fire. WiFi is INCLUDED (not suitable for large downloads or video/TV streaming i.e. YouTube, Netflix). ). A maximum of 2 dogs are welcome (2 large, 2 medium or 2 small). Dogs should not be allowed upstairs at all, in the bedrooms or on the furniture and should not be left unsupervised. Smoking is not permitted in the house.

Please note – Linthill House should not be used for stag parties, hen parties, weddings or any special event without prior discussion and written agreement.
