Springfield is an excellent and beautifully appointed modern house which stands quite alone in its own large garden among the fields of a peaceful country estate between Kelso and Morebattle in the lovely Scottish Borders.

Reached by an estate road and track (some care required), it has extensive views through 360 degrees and the only passing traffic will be the birds and the occasional hedgehog, so it is ideal for children.
Inside the house is spacious and full of character and the elegant way it has been furnished and equipped cannot fail to please. The large open plan living area has a lovely beamed ceiling and a sitting area at one end with comfortable seating arranged around the wood-burning stove and TV. The dining area at the other end of the room has plenty of room for dining and the French doors out to the patio (with furniture and BBQ) keep the whole place bright by day and still cosy in the evening when the curtains are drawn.
The kitchen is well-equipped and has plenty of work surface space for cooking. There is also a handy utility room, a double bedroom (with en suite shower), a twin bedroom and a bathroom downstairs.
Open tread stairs lead up to two further twin bedrooms and another bathroom. There is also a games room with table football table leading through to a galleried TV room.
Outside there is ample parking for several vehicles at the door and secure storage for sporting equipment.
Springfield Cottage really is an ideal place for family get-togethers or for friends who would appreciate a quiet location together with all modern comforts.

For all its tranquillity, Springfield is quite central for both touring and for sporting activities.
Kelso is a pretty market town on the river Tweed, with excellent facilities, an ice rink, a racecourse, leisure centre and riding close by.
Walkers will find that they can join St Cuthberts Way from Melrose to Lindisfarne just over the hill at the charming village of Morebattle (2 miles, with pub and shop). The northern end of the Pennine Way is just a few miles further on at Yetholm.
There is good scope for fishing in the Tweed or in the many lochans and other lesser rivers in the area. Golfers have a choice of numerous good courses in the area, including the Championship Roxburghe course which is less than 5 miles away.
For gentler exercise the Teviot Water Gardens and Smokery offers riverside walks and tempting fare as well. The Borders also have a fine selection of ruined abbeys, castles and stately homes to visit, such as Floors Castle and the abbey at Kelso, Mellerstain and Manderston or Paxton House near Berwick.
The Berwickshire coast with its dramatic cliffs and sandy beaches is just over half an hour's drive from the cottage. Berwick-upon-Tweed itself is a historic walled town right on the Border that is well worth a visit. Dipping further into England brings you to Alnwick, Lindisfarne and Holy Island. St Abbs and the Farne Islands are both famous for their amazing seabird colonies.
