Reached by a short drive it is part of a small group of buildings which once housed the local brewery. The water channel to the old mill wheel can even still be seen! It's all very peaceful now and has been transformed into a most original and comfortable holiday home, only 200 yards from the River Tweed and right beside the Soonhope Burn.
The interior is laidout on the 'upside down' principle with a spacious twin bedroom with en suite shower room and a handy utility room downstairs.
Upstairs there is a very large and attractive living area with original beamed ceiling and exposed stone wall. There is a seating area at one end with plenty of comfortable seating around the TV and a dining area at the other end. There is even a piano if you fancy tinkling a few ivories!
The good sized modern kitchen is well-equipped and has plenty of room for cooking. Also on this level is a double bedroom (with king size bed) and a bathroom with bath and shower over. Gas central heating ensures the house’s year-round cosiness
Outside there is ample parking in the courtyard in front of the house and there is a pleasant terrace (with furniture) that overlooks the burn.
Peebles has so much to commend it as a holiday centre, with a host of independent shops and eating places, delightful river walks, and just outside, the craggy tower of Neidpath Castle.
It is also brilliantly situated for the Southern Upland Way, some of the best mountain biking trails in europe at Glentress (just less than 2 miles away via a child friendly cycle path) and Innerleithen and the famous gardens at Kailzie and Dawyck. Riding is available at Peebles Hydro and you can canoe on the River Tweed.
Fishing is very popular in the Peebles area. In fact, the town's coat of arms even features three salmon, referring to their annual migration up the River Tweed. You can fish for brown trout and grayling on the River Tweed from April to September and day tickets are available. Golf is also available nearby - the Peebles Golf Club has a beautiful 18-hole course and visitors can book individual rounds or day tickets.
There is a regular bus service to Edinburgh or you can get there by train in 50 minutes from Galashiels (17.5 miles). If you prefer to drive, the City bypass can be reached in less than 30 minutes and on the way it's worth diverting to view historic Roslin Chapel, famous and fascinating even before its leading role in 'The Da Vinci Code'.
On the other hand, you may prefer to spend your time amid the beguiling Borders scenery, exploring the many stately homes, keeps, castles and ruined abbeys for which the area is famous.
