At the heart of the house is the inviting sitting room with a wood-burning stove that draws you in to sit and relax in front of it after busy days spent out and about exploring.
The bright, modern kitchen with its huge gas range cooker and handy central island is set up perfectly as a great social space for preparing tasty meals to be served in the adjoining dining room. It also features a glass door out to the pretty garden. Further seating to spread out into can be found in the dining room where the warming effects of another wood-burning stove can be enjoyed.
An attractive double bedroom has been laid out downstairs with views out over the garden along with a family bathroom with a bath tub that is ideal for a nice, relaxing soak.
The other three bedrooms are upstairs – a spacious master double room with an en suite bathroom that has the option of a bath or shower, a beautifully presented twin room and a versatile single bedroom that both make use of a third bathroom.
Off street parking for two cars is provided right by the front door and behind the house is an enclosed garden that is laid mainly to grass with a patio area for sitting out and taking in some sun. The garden also features side access and a facility for secure equipment storage so is perfect for those who enjoy outdoor pursuits.
A short stroll brings you into the town where there are lots of small, independent shops to browse around, as well as several cafés, pubs and restaurants for meals out. Those with a sweet tooth will definitely want to sample the treats on offer at the Cocoa Black Chocolate Shop.
The River Tweed flows through Peebles and there are lovely riverside walks to be had on either side of it with plenty of places to stop and admire the view. The river is renowned for its fishing and day permits for trout and grayling fishing are available from several places in Peebles and can also be bought online.
Golfers can play a round or two on the town’s 18 hole course that is situated just minutes from the cottage. Visitors are welcome and there is buggy hire available.
Mountain bikers should head out to the excellent 7stanes mountain biking centre at Glentress Forest (3.5 miles). There are 6 different trails of varying difficulty and everything has been thought of with bike washing facilities, showers, a bike shop and a skills area to practise on. There is also an aerial assault course nearby to try out.
At Kailzie Gardens (3 miles) there are gorgeous gardens to walk around that are particularly impressive in the spring when the snowdrops and then bluebells burst into bloom. As part of the Tweed Valley Osprey Project there is the chance to see fascinating live footage of a pair of ospreys that return to their nest each year to breed.
From Peebles it is only a half hour drive to the park and ride at Straiton (17.5 miles) from where a bus service runs into the centre of Edinburgh. Once there visitors are spoilt for choice for places to visit with museums, galleries, historical landmarks such as Edinburgh Castle and the Scott Monument to name but a few.
