The Old Paper House is a charming, beautifully converted barn that sits in a wonderful large garden set in the quiet village of Newstead, just 1.5 miles from Melrose in the picturesque Scottish Borders.
At the front of the house, in the homely sitting room there is plenty of comfy seating, exposed stone feature walls and even a piano. Meals can be enjoyed together in either the lovely wooden beamed, double height dining room or the more informal dining area in the bright and airy kitchen.
Two attractive double bedrooms are set out downstairs, both of which have nice big windows that show off views of the garden. As well as a modern family bathroom with a bath and shower over there is also a wet room that is wheelchair accessible.
At the entrance to the house stable doors open up into a handy utility room that houses the laundry facilities and upstairs are two twin bedrooms, one of which is more suited to children as it has low beds and coombed ceilings.
A pretty patio seating area has been positioned right by the front door and ramps lead up to it from the parking area. The grassed garden is surprisingly sizeable and private with lots of mature trees and shrubs that kids will love running and playing amongst. Please note that the entrance to the grounds is narrow so it may not be suitable for larger vehicles.
Newstead (1.5 miles) sits by the meandering River Tweed and there are lots of scenic riverside walks to be had. Newstead is said to be the oldest continually inhabited village in Scotland and it has a rich history as it was the site of the Roman fort Trimontium. The Trimontium Museum in Melrose houses some of the artefacts that were found out at the site.
It takes about 20 minutes to walk into Melrose (1.5 miles), a charming town with a good range of shops, pubs and eateries. It is also home to the 12th century Melrose Abbey and the well-known Melrose Sevens, an annual rugby tournament that attracts both players and spectators from all over.
There is a great book shop/café and a deli with delicious treats in St Boswells (3.5 miles). A few miles out of St Boswells is Scott’s View, a beautiful viewpoint looking out towards the River Tweed and the Eildon hills that is said to be one of Sir Walter Scott’s favourites. On the way, it is worth stopping at the impressive William Wallace statue that stands imposingly surveying the surrounding countryside.
History enthusiasts will love Smailholm Tower (8 miles), a 15th century peel tower that sits on a stony outcrop with panoramic views of the surrounding countryside. It is clear to see why the tower was positioned here as it is a key defensive point for seeing for miles around - ideal for spotting potential attackers! Inside there are interesting exhibits about Sir Walter Scott and the chance to climb up to the roof to fully appreciate the amazing vista.
Galashiels (6.5 miles) has plenty of shops and supermarkets and it is easy to catch the train from Tweedbank (4 miles) up to the bustling capital Edinburgh for a day trip.

Heating is by gas central heating (first £25 INCLUDED with any additional payable at the end of your stay). WiFi is INCLUDED (speed approx 35 mb). A maximum of 2 dogs is welcome at an additional charge (1 large, 2 medium, 2 small). Dogs should be kept downstairs and off the carpets and furniture. Sorry, no smoking, no fires, no naked flames.
