Adjacent to a quiet country road, Kirklands Garden House is a hidden gem in the rural Scottish Borders. It remains close to local amenities, attractions, and activities as the property rests just 4 miles from the historic border town of Melrose.
Kirklands Garden House boasts a wood-burning stove, a thoughtfully decorated interior, three comfortable bedrooms and quiet, peaceful scenery. There is a handy boot room and a wraparound garden with plenty of outdoor seating for lounging amongst nature. Enjoy watching the surrounding wildlife, such as red squirrels, deer and otters in areas around the cottage.
The sitting room features a wood-burning stove, which then leads through to the galley kitchen with views out to the south. Watch the sunrise as you prepare your full Scottish breakfast or sit outside the cottage with a warm cuppa. There is ample seating for 6 guests in the sitting room and at the dining table. The boot room has an external door, handy sink and storage place. The boot room is well placed and is the ideal area to remove, wash and dry outdoor apparel after embarking on muddy adventures, scaling the Eildon Hills, or a morning walk in the adjacent woodland.
Kirklands contains three comfortable bedrooms to have a peaceful night's sleep. The super king-size bedroom is conveniently equipped with a zip-and-link bed. There’s also a double bedroom and twin room, both with north-facing views out to the back of the cottage, highlighting its wooded surroundings. A family bathroom splits these two bedrooms and contains a bath with a shower over.
Kirklands is encompassed by a wraparound garden with plenty of outdoor seating, perfect for your morning catch-up, letting the kids run around in the afternoon, or stargazing in the evening. However, the garden is not enclosed.
Due to its rural placement, Kirklands Garden House is the perfect place to base your countryside adventures; fortunately, it also benefits from being just 4 miles from the picturesque town of Melrose.
Close to the Tweed and its tributary, Leader Water, take a morning stroll along the bank and find the Leaderfoot Viaduct by taking the Jubilee Walk that passes right outside Kirkland’s Garden House. Commemorating the Queen’s Diamond Jubilee, the famous route begins in Earlston through to the end at the Leaderfoot Viewpoint, where not only the Viaduct can be spotted but also beautiful wildlife, including roe deer. Afterwards, make your way into Melrose for a treat at Abbey Fine Wines, a combined bottle shop and café (3.4 miles).
Join along part of St Cuthbert’s Way, scale the Eildon Hills, or take a wander adjacent to the River Tweed at Abbotsford House (6 miles), home of Sir Walter Scott. Head just 1.5 miles to Scott’s View for beautiful Borders scenery and the impressive William Wallace statue. Walk the Cheviot Hills as a group or take it a step further with an Alpaca in hand at Beirhope Alpacas.
For more nature, visit the walled Prior Wood Garden (4 miles), a National Trust for Scotland site. Cycle alongside the rushing River Tweed, on the Tweed Cycle Way. Take a challenge on the award-winning mountain biking trail at Glentress (26 miles).
Meet donkeys at The Scottish Donkey Sanctuary (3 miles) in St Boswells or enjoy a round of golf at the course in St Boswells (4 miles), which has 9 holes and is very popular. Explore the impressive garden and grounds of Floors Castle in Kelso (9 miles).
Visit the Abbeys at Melrose, Jedburgh and Dryburgh. Find one of Mary Queen of Scots’ final letters at her Visitor Centre (12 miles). Discover more history at Gunsgreen House (35 miles) in Eyemouth, open seasonally.
Head to the Kings Arms (3.7 miles) for classic pub grub and a pint. Dine in at the Michelin-star restaurant The Hoebridge (2.6 miles).
Edinburgh City Centre is an hour away by both car and train. Wherever you decide to explore, return to your peaceful haven, Kirklands Garden House, for a relaxing getaway with the people you love.
