Great walks straight from the cottage. If you want a comfortable base and want to get away from it all, then this is the perfect cottage. We definitely want to return!

13-Aug-2019	Balnald Farmhouse EL4 (overall)	Let's begin with the positive, this cottage is in a beautiful location and Morag and the housekeeping team were helpful and amazing at responding to issues as they arose. However some issues they simply couldn't address. This property has the potential to be outstanding but we raised a complaint as it was more than tired, (as a previous reviewer had said). Holes in the walls and ceiling, covered by masking tape, the filter in the hot tub broken, letting the chlorine tablets float freely, (and we were advised to just take it out while using!), a shower that nearly scalded one of our party (and the response from the owners was, "well there were another two showers you could use" (although Morag did come up and try her best to resolve), when the point of staying here was everyone could have their own space. Broken door handles, broken sofa and stains, burns and all sorts all over the carpets. On a plus side in the summer you don't need any heat, the aga heats everything well! and there is a beautiful fire in the main sitting room. The fire in the snug, they advise you don't use in the manual as it is a bit "temperamental", so maybe an issue for winter. We have used Unique cottage before, (stay at the Stables if you are in this location, much better), despite sending lots of photographs and another members of the party submitting a complaint, both their response to our complaint and the owners can be summed up by, they have booked for the peak season and won't carry out any maintenance during this period. Frankly when you are paying this kind of money, you expect the property to match the standard and it fell well below. Very disappointed by the property and the response to our complaint
