Overview

Built in the early 1900s as a home for a local estate factor, the house reflects the careful stewardship of the family that has owned it for the past 60 years. Bright, spacious, and filled with character and charm, it has only been sensitively updated to provide modern facilities.

Set within extensive gardens at the end of its own driveway, Ardmoy enjoys excellent privacy yet remains conveniently close to amenities in both Scone and Perth.

Externally, it is a handsome property with attractive proportions and large bay windows. The gardens are primarily lawned, complemented by a terraced area with an outdoor dining table and hot tub.

Inside, the house retains a sense of timeless elegance, featuring hardwood floors and doors, tiled fireplaces, and tasteful furnishings. The entrance is particularly grand, with a double porch leading into a spacious hall that accesses all main downstairs rooms.

Map & Local

The town of Scone is one of Scotland’s most important medieval sites, both as a religious and royal settlement. Scottish kings were famously crowned here, seated on the Stone of Scone—better known today as the Stone of Destiny. The stone has continued to play a key role in the coronation ceremonies of British monarchs, most recently that of King Charles III.

Scone Palace, rebuilt in the early 19th century in the Gothic Revival style, is open to the public. Surrounded by magnificent gardens, it hosts a variety of events throughout the year.

Scone itself has a good range of shops and dining options, while nearby Perth, just 2 miles away, offers many more. Often referred to as ‘The Fair City’ or ‘The Gateway to the Highlands’, Perth is frequently listed among the best places to live in Britain. It regained its city status in 2012, though it still has the feel of a large town rather than a bustling metropolis. With fine restaurants, museums, galleries and theatres, it brims with culture. Its mainline railway station also makes day trips to Glasgow and Edinburgh easy and convenient.

The River Tay — one of Scotland’s most iconic salmon rivers — flows through the heart of Perth. The river and city are also home to one of the most unique golf courses in the country: the King James VI course (locally known as King Jimmy’s), located on Moncreiffe Island in the middle of the river. Golf enthusiasts will also appreciate the proximity of Gleneagles (21 miles) and Blairgowrie (13 miles).

Those who prefer the hills to the fairways will enjoy the fact that Perthshire is home to several Munros — mountains over 3,000 feet— which tend to offer easier walking than those further north. For example, Schiehallion (40 miles), the so-called conical mountain, became famous in the 18th century when scientists used its regular shape to help calculate the weight of the Earth.

There are also many gentler walks in the area, and it’s always worth seeking local advice for the best routes. Perthshire is a delightful county to explore by car, with charming towns like Aberfeldy, Crieff, Dunkeld and Pitlochry all well worth a visit.
